John Hale

Senior Vice President & Principal | Central California

John Hale joined the Bakersfield Office of Colliers International in March of 2009 heading up the Retail Properties Group.  John brings to Colliers International over twenty nine (29) years of real estate experience. 

Prior to his career in real estate, John played eleven (11) years of professional baseball with the Los Angeles Dodgers and the Seattle Mariners; spending parts of six (6) seasons at the major league level.

John's primary strategy over his career has been to build and maintain long term relationships based on trust, competence and results.

Stephen Hale


Stephen has been a commercial real estate broker specializing in the sales and leasing of triple net retail investments since November 2015.  He is part of the Hale Retail Team with his father John Hale, which in the past two years alone have completed over 65 transactions, representing a dollar value in excess of $100 million.  Stephen has developed a solid reputation for creating strategic marketing campaigns to enhance and increase the value of his client’s commercial real estate.  His clients range from corporate and institutional investors as well as the individuals with an interest in real estate.

A partial list of clients Stephen has represented include: Home Depot, Grocery Outlet, Dick's Sporting Goods, Valvoline, DriveTime Auto Sales, El Pollo Loco, and Krispy Kreme.

Prior to his career in real estate, Stephen played 5 years of professional golf on numerous tours including the PGA Tour LatinoAmerica, PGA Tour Canada, E Golf Tour, Golden State Tour, and Gateway Tour gaining 4 professional victories.

Q1 2018 Retail Market Snapshot

Total Market Inventory: 31,454,318 SF (which breaks down to 15,497,076 SF - General Retail; 2,229,752 SF - Malls; 2,141,207 SF- Power Centers; 314,528 SF - Specialty Centers and 11,271,755 SF - Shopping Centers).

Total Vacant: The vacancy rate has remained the same over the past two quarters at 6% (1,887,260 SF).

Absorption:  1st Quarter 2018 absorption is 19,383 SF.

Average Asking Rental Rates for the market are currently $13.75 psf NNN annually and are trending higher than at the end of the 1st Quarter 2017. The highest asking rental rate is in the University Center submarket at $35.00 psf NNN annually and the lowest asking rental rate is $9.34 psf NNN annually in the Northeast Submarket.

New Deliveries: There was 25,730 SF in 5 buildings delivered to the market during the quarter.

Under Construction: There are currently 114,386 SF in 4 buildings under construction at this time.

Q1-2018 saw fewer large tenant move outs than in previous quarters and not the large amounts of space previously left vacant. So far, the only large tenant vacating space was DeVry University moving out of approximately 16,000 SF at 3000 Ming Avenue.

The only large Tenant lease for the 1st Quarter is Dollar General at 5000 Lake Isabella Boulevard for 9,026 SF.
