*Advised Open Space Institute, a conservation group, in the successful sale of the 452-acre property with a 97-room mansion, despite difficult deed restrictions and conservation easements.

*Advised Not-for-Profit buyers of NY Military Academy in Orange County, NY and former Pace University campus in Briarcliff Manor (Westchester County), NY.

*Advised The Salvation Army on the acquisition of a large parcel in Staten Island, overcoming numerous political and enviromental problems, as well as the bankruptcy of the seller.

*Acted as tenant representative for NY Road Runners' 43,000sf Bronx consoldiation into the only new warehouse in that borough

International Center for Transitional Justice, a global Non-Governmental Organization, is dedicated to helping societies in transition address legacies of massive human rights violations and building civic trust in state institutions as protectors or human rights.

  We engaged Richard M. Warshauer of Colliers International for the relocation of our New York City headquarters.  Changing economic conditions and extensive travel commitments of our principal executives were among the main challenges we needed to overcome to secure the new cost-efficient premises that met our new workplace strategy. During that time, Richard took a 240,000 square foot property that was 50% vacant at the time of his engagement and, through his strategically targeted leasing program, successfully brought the office portion of the asset to 100% occupancy. He designed and executed a strategy to re-engineer the vacant portions of the building from a telco hotel to a more conventional office property, attracting such creditworthy tenants as Empire State College/SUNY, frog design, Travelocity and Pearson Education.
