With more than one million inhabitants and its status as a carnival stronghold located right at the heart of the Rhine-Ruhr economic region, Cologne is not only Germany’s fourth-largest city but also one of the country’s most important real estate markets with distinctive local color. As a business location, Cologne is particularly characterized by its steady, above-average population growth trend, falling unemployment rate and above-average purchasing power. Cologne is also a university town, giving it a large population of highly qualified, skilled workers.
Home to a variety of companies from the insurance and financial sectors as well as numerous media companies, Cologne boasts a diverse business landscape. The city’s office vacancy rate has continued to drop over the past few years, resulting in increased scarcity of quality office space available for lease. Cologne’s Rheinufer, one of the city’s top locations, particularly stands out in terms of architecture with its distinctive crane buildings. Other popular office locations in Cologne include Old Town North, Old Town South, Neustadt, Deutz, Ossendorf, Marienburg, Bayenthal, Zollstock, Rodenkirchen, Gremberghoven, Lindenthal and Ehrenfeld. Average rent throughout the Cologne municipal area currently comes to €12.90. High take-up is frequently generated by the public sector as well as the University of Cologne and university-related institutions.
Schildergasse is the city’s top prime location with the highest footfall. Located between Hohe Straße and Neumarkt, the location features a spacious, attractive pedestrian zone that is home to a number of anchor tenants. Hohe Straße is another of the city’s prime shopping destinations. The location is home to numerous young fashion labels and features smaller retail spaces. Wallrafplatz, Cologne’s luxury location with direct access to Hohe Straße, is situated directly at the Cologne Cathedral. Mittelstraße has a reputation as Cologne’s premium/luxury shopping destination and is home to stores run by a number of high-end retail chains. In contrast, Ehrenstraße is a trendy location preferred for leisurely strolls. The area features special concept stores and a unique flair.
