As the first embassy, the Philippine Embassy in Copenhagen has now settled on the island of Amager, more specifically in the district of Ørestad. Nobody had probably seen this coming, because so far, Copenhagen embassies have been located in central districts, but now the Philippine Embassy has been the first to break the pattern. The Embassy has moved into KLP’s multi-user property at Arne Jacobsens Allé 13, Ørestad.
The Philippine Embassy did not become a reality in Denmark until start-2019; Prior to this, customers were serviced via an embassy in Oslo and a consulate general in Denmark. Initially, the new Embassy operated from temporary premises in an office hotel at Lyngbyvej, for nearly 12 months searching for a more suitable location for its 15 staff. It was only when Colliers entered the scene, that they found what they were looking for. In collaboration with KLP Ejendomme, Colliers handles the letting of KLP’s two up-to-date multi-user properties at Arne Jacobsens Allé, where the Embassy can now be found on the first floor of number 13.
Servicing both Danish and Philippine customers, the Philippine Embassy assures Colliers that the location is perfect as it is easily accessible for customers and guests alike. KLP is also delighted with the new tenant.
“The fact that the Philippine Embassy has chosen our property in Ørestad as its base clearly endorses the area as an international destination and traffic hub. It underpins the notion that Ørestad and our properties apart from attracting international businesses – we recently signed leases with e.g. Nordic Sugar and Signify – are also able to attract diplomats”, says Stig Fermi-Erichsen, Market & Estate Manager KLP Danmark.
In addition to the attractive location with easy access via Metro, regional train services and the motorway grid, Colliers stresses that high quality of the property was an important factor:
“The Embassy staff are excited both about the location, the building and the premises. But more than anything, the ample service facilities made the difference”, says Martin Østengaard, commercial real estate advisor with Colliers, with reference to the rich offering of shared facilities and add-on services, including a hair dresser, massage, a bicycle repair shop, to name but a few.
“At Colliers, we are at the moment witnessing strong demand for flexible, light and inviting offices, which qualities apply to all lease units in the KLP properties. Many businesses would like offices right in the city centre, but it can be difficult to find modern space there, just as infrastructure may ultimately be a challenge, in particular for businesses with many international customers. In this case, a lease in Ørestad City is the ideal solution: contemporary and high-quality space in an international destination”, concludes Martin Østengaard.
The Philippine Embassy took a 750 sqm lease.
