Colliers International advised Sareb in the creation of a joint venture with Värde Partners for the management of residential developments with a GAV over €800 M

Sareb has signed an agreement with Värde Partners and Aelca to create a Bank Asset Fund (FAB), to manage and develop part of its residential development project portfolio.


Sareb will place plots of land and some of its works in progress and residential projects that have been put on hold and are awaiting development through the FAB, which is valued at over €800 million. Värde Partners will hold a 10% minority stake and the assets will be managed by Aelca, a firm fully owned by Värde Partners.

Sareb selected Värde Partners and Aelca from a pool of companies that took part in a competitive bidding process, which complied with the strictest transparency and competition requirements.

On this transaction Sareb has been advised by Garrigues on the legal side and by Colliers as financial advisers, while Värde Partners worked with Clifford Chance and Alantra, respectively.

FABs are a financial instrument specifically designed for Sareb and operated as a joint venture. FABs must be managed by a regulated asset management company and be registered with the National Securities Market Commission (CNMV - Comisión Nacional De Mercado de Valores). They are a product aimed exclusively at institutional investors who are able to list on structured markets.

Antonio de la Fuente

Antonio is a Director in Real Estate Corporate Finance division at Colliers International Spain. He joined Irea Corporate Finance in 2007, and in March  2018 he joined Colliers International after the acquisition of Irea by Colliers International.

He is specialized  in advising on M&A transactions, on both the buy and sell sides, the sale of debt portfolios and debt restructurings.

Antonio is the responsable & director of an alternative financing fund, with an investment volume of € 200 million for the acquisition of land for residential use.

He has recently participated in the sale of several real estate companies, debt and REO portfolios to institutional investors, valued at over €4,000 million, created numerous JVs between real estate developers and institutional investors and restructured debt across the real estate secto.

Notable achievements include advising more than 100 clients in a wide variety of projects, such as the development of strategic plans, company valuations, the establishment of alliances/joint ventures, structure finance, as well as the sale of real estate companies.

 He began his career at Deloitte Corporate Finance, where he was involved in a number of real estate M&A deals.

Alejandra Folgado

As Marketing and Communications Director Alejandra is responsible for building a marketing and Comm. strategy that grows brand awareness; drives lead generation and works across business lines to support Colliers International in Spain  achieve its growth and customer acquisition goals.

She began her career at Atlas Capital Close Brothers in 2001 and joined to irea in 2006, where she was Knowledge & Organization Manager for almost 4 years. After a 5 years  of professional and personal experience in Italy, she returns to irea as Marketing & Communications Manager.

From January 2015 she has been Head of Marketing and Communications at irea until March 2018, when the spanish firm integrates in Colliers International.

Alejandra studied at Carlos III University (Madrid)  where she has a bachelor degree in Information Sciences. She holds an International Marketing and Communications Master from Polimoda Business School (Italy).

She has worked in Marketing and PR across various industries including Financing, Real Estate, Fashion and Hospitality. Alejandra  also has experience in managing and coordinating  events including conference, congress and trade fairs.
