I was a founding partner of H2SO before it was acquired by Colliers International in 2014 and have been a specialist in the Central London property market for more than 20 years.
I moved from Morgan Grenfell Laurie to Richard Ellis in 1991. Having worked in office agency until 1999, I then moved into investment and subsequently ran the market-leading west end investment team at CBRE as an Executive Director. From 2008, I took responsibility for the entire West End Business Team as well as becoming a member of the Central London Board.
I have over 33 years' experience in the real estate industry, focused on central London; 24 of those years being as a co-principal in my own practices of Hodnett Martin Smith and H2SO.
Based in Colliers' London office, I offer a wealth of experience to landlords, developers and occupiers with regard to the development, letting and acquisition of central London offices. I deal with all aspects of office agency, primarily in the West End, Midtown, Northern Fringes and Southbank where I have dealt with over 10m sq ft of office space over my career. My role also includes design development consultancy, specifically to advise developers on tenants' requirements in terms of specification, layout, finishes etc.
Co-heading the Colliers International London Offices team, David has more than 30 years’ experience in the West End office market, providing leasing, development and investment advice. For 15 years, he ran his own niche practice, specialising in the development process and has a strong track record in acquiring prime West End sites for clients, providing both development consultancy and leasing advice. He was also an equity partner and co-founder of H2SO before it was acquired by Colliers International in 2014.
David has extensive experience in advising a wide range of clients from the private, public and institutional sectors in both a leasing/development consultancy role and also as an occupational advisor. On the development-side, he is currently providing advice to Hermes, Lone Star, BA Pension Fund, Kier Developments, Brockton, Northwood Capital and Northacre, amongst others. Whilst on the occupational side, he is currently acting for EQT, Quintain, Brooks MacDonald, Waypoint Capital, BT and Bupa.
In a Capital that’s constantly changing, David’s breadth and depth of knowledge and experience means that he is perfectly-placed to provide our clients with sound advice on their next real estate move.
I have worked in the Central London property market for 16 years, as a specialist in the office space and investment sectors. I have a passion for architecture and design and take great pride in helping our clients create unique, high-quality workspaces that businesses will want to call home. For me, there is huge enjoyment in discovering the extra potential of a space, honing the finer details that others may miss, and adding value.
I started in commercial agency when I was 16, beginning in the West End, and moving over to the City Fringe in 2005.
I believe in providing a fresh and innovative service for our clients. I live and breathe what we do and I’m very passionate about it, whether helping clients create and develop new office space, or finding a major new tenant that completely changes the face of a street and adds new life to it.
Together with Colliers’ ‘best -in-class’ London Offices team I believe that we have one of the most powerful agency forces in Central London.
I have worked in property for 12 years, 10 of which in the City Fringe market. I have spent a lot of time and energy forging lasting relationships with developers, investors and occupiers in the local area.
As well as working on exciting developments from inception and seeing projects through to the end, what gives me great satisfaction is unearthing off-market opportunities through our local contacts and relationships.
