Our valuation reports are undertaken to the highest professional standards: RICS and IVS. We pay a lot of attention to the preparation of any valuation report, because it is our accuracy that reduces your risk of investing in real estate. We have vast experience in non-performing loans portfolio valuations. We have valued more than 120 million sq m of property and provided advisory services for developments totaling 60 million sq m. 
Over the last three years we have valued more than 18 million sq m of properties in NPL portfolio valuations. Appraised NPL properties are located in Croatia, Slovenia and Bosnia and Herzegovina.

Defining the market value of a property is the first step of every investment or sale decision

Therefore we attach great importance to our valuation services and they should always be carried out to the highest possible standards.

Appraisers are held to a strict code of ethics as determined by the International Valuation Standards (IVS) and Royal Institution of Chartered Surveyors (RICS) Valuation Standards. This ensures all appraisals are unbiased and based on credible information. During the appraisal process, we will evaluate all the pertinent information and materials available to produce a well-supported opinion of value.

Our team consists of valuers with appropriate experience, qualifications, skill and judgement ensuring we act in a professional manner at all times, free from any influence, bias or conflict of interest.

Klara Matic
Head of Investment, Valuation & Advisory Services
Zagreb

Klara joined Colliers in March 2014 as a Junior Analyst in the Investment and Valuation Advisory Services department with a focus on market research and valuations of commercial and residential properties across Croatia, Slovenia and Bosnia and Hercegovina.  She has extensive valuation and advisory experience across all asset classes including office, retail, hotels, residential, industrial and logistics, land etc. Since June 2017 Klara is also involved in Capital markets team which provides sell side or buy side representation.

Prior to joining Colliers International and during her studies Klara worked in tourism industry; 3 years at the Zagreb Tourist Board and several summer seasons at ATLAS destination management company in Dubrovnik. Klara conducted her studies in Zagreb and Leipzig and holds a Master of Business Administration degree with emphasis in Finance and Banking from Zagreb School of Economics and Management. Klara also holds Bachelor's degree in Economics from Zagreb School of Economics and Management and Bachelor's degree in Tourism Management from University of applied sciences VERN. Klara is a licenced real estate agent and MRICS Chartered Valuation Surveyor.

Petra Mann
Consultant
Zagreb

Petra joined Colliers in February 2016 as a Junior Valuer in the Investment and Valuation Advisory Services department. Her main responsibilities include property valuations, highest and best use studies, feasibility studies, market research and analysis across Croatia, Slovenia and BiH. She is also mentoring junior members of the team. In her work Petra has successfully completed numerous projects for the various real estate segments: tourism (hotel, camps, resorts, marinas), residential, retail (shopping centres, big-boxes), office and industrial properties as well as the development and agricultural land.

Prior to joining Colliers International, Petra worked in retail industry for 5 years; in international fashion chain Zara and local fashion companies Magma and Xnation. As an important part of her job Petra analysed the local and global trends on the performance of the company. Petra holds Master’s degree from the Faculty of Textile-Technology, University of Zagreb, Croatia and Bachelor of Science degree in Mathematics and Economics from University of London. In November 2018 she gained the certificate in “Hotel Real Estate Investments and Asset Management” program from Cornell University’s School of Hotel Administration.

Filip Dumbovic

Filip joined Colliers in October 2016 as a Junior Analyst in the Investment and Valuation Advisory Services (IVAS) department, after a successful 2 month internship. At first he assisted the valuation team in market research for the valuation reports, but soon started to independently perform valuation exercises.

In July 2017, Filip was promoted to a consultant position and started to have dual responsibilities in IVAS and Capital Markets departments as well as a mentoring role to junior members of the team. His job responsibilities in IVAS have expanded to more complex Studies and Valuation reports mainly based in HTL and development land segment where he independently worked for well-known clients such as: Starwood Capital, Morgan Stanley, Tulip Business Developers, MK Group, Zagreba─Źka Banka, PBZ, etc. In Capital markets he is responsible for the complete buy/sale advisory services for the clients including market research, preparation of marketing materials, virtual data rooms and operative correspondence.

Filip holds a Master of Architecture and Urbanism degree from Faculty of Architecture, University of Zagreb and Master of Economics degree from Faculty of Economics and Business, University of Zagreb. Filip spent a month in 2018 working at Colliers Bucharest Investment department where he was involved in the sale process of office buildings and shopping malls in Romania.
