In 2017, investment volume in the hotel segment has been confirmed by investors as one of the most appealing asset classes in the Capitai, particularly in the historic centre.
On the other side, tourism-related demand has increased in terms of arrivals and overnight stays. This phenomenon is leading to significant change in percentage, particularly in specific hotel categories. More specifically, an increasing number of tourists appears to be interested to stay in high­end hotels.
The hotel sector is therefore experiencing a change in the Capital's hotel supply. First of ali, the composition is changing, as 5-star and luxury segment recorded the highest increase in terms of stock. The average size of the hotels is changing as well, with investments focusing predominantly on smaller hotels, particularly in the centre.
Moreover, over recent years, investments have started to be directed towards the conversion of properties from office to tourism-accommodations to satisfy market requirements Cand the yield expectations of investors). The effects of this trend will perhaps be more visible in the upcoming years, when ali of the hotels planned or under­construction shall become operational.
