Northland forest offers quality and low costs

A well-tended second rotation pine forest for sale in Northland offers the benefits of extensive roading infrastructure, excellent access to markets and low costs until harvest.

Makarau Forest is superbly located in Northland’s sought-after Kaipara district, only 61km north of central Auckland and 124km south of Whangarei.

This location provides access to numerous domestic processing facilities as well as the major log export hub at Northport on Marsden Point, just south of Whangarei.

Makarau Forest has a total area of 161ha and a net stocked area of 133ha with an age class range of 2001 to 2007 plantings.

Warwick Searle of Colliers International, who is marketing the forest for sale with colleague Angus Robertson, says it has been professionally managed under a structural regime since establishment.

“Timely silviculture treatments have resulted in a crop with good form and branch sizing, which will result in a large volume of high-quality logs at harvest.

“As a second rotation forest, there is also significant roading and harvest infrastructure already in place.

“These factors mean the successful purchaser will have very low costs until harvest, allowing them to sit back and watch the value of their asset grow.”

Robertson says Makarau Forest is situated west of Makarau township.

“There are two access roads, on the northern and eastern boundaries, both of which connect to State Highway 16. The entry points are well secured by gates and regular site checks.

“The forest’s contour is predominantly easy to medium hill. Harvesting will be a mixture of ground-based and hauler systems.”

The forest is 100 per cent planted with radiata pine, comprising 52.5ha of 2001 plantings, 21ha of 2004 plantings, 19.8ha of 2006 plantings and 39.3ha of 2007 plantings.

Robertson says the Northland region is well known for producing high-quality, high-yielding forestry crops.

“The region has a multitude of forestry industry facilities and workers including sawmills, forestry managers and contractors.”

Among the key processing destinations are:

  • Carter Holt Harvey, which has a laminated veneer timber plant at Marsden Point and a sawmill in Whangarei;
  • Marusumi, which operates a full log chipping facility in Whangarei;
  • Pinepac, which operates two Auckland sawmills, comprising a construction and outdoor timber plant in Whenuapai and a post and pile manufacturing plant in Kumeu;
  • Northpine, which operates a sawmill in Waipu, where radiata pine is sawn, kiln dried, gauged, stress tested, treated, strapped and wrapped;
  • Northsawn Lumber, which processes and treats radiata pine at Marsden Point;
  • Rosvall Sawmill in Whareoa, which is a modern sawmill specialising in cutting radiata pine, targeting clearwood and structural production.

 

In addition, there are two nearby ports for exporting raw and processed timber.

Northport at Marsden Point is New Zealand’s northernmost multipurpose port and the closest to most of New Zealand’s export log markets.

The Ports of Auckland handles a variety of breakbulk cargo, and containerised logs.

Makarau Forest is for sale via a two-stage expression of interest campaign.

Responses close at 2pm on Thursday 26 September, after which shortlisted parties will be confirmed. These parties will then be invited to submit binding bids.
