Our Technical Due Diligence Reports advise purchasers and vendors of the condition of buildings prior to acquisition or sale.

Our advice helps our clients to develop a clear understanding of the physical characteristics of the buildings together identifying any risks or opportunities.

We report on the performance of all physical aspects of the buildings together with their remaining life-expectancy, repairs required or replacement costs.

Our Premises Condition Reports accurately document the condition of property assets at lease commencement and form the benchmark for leasehold repairs.

Our reports clearly identify ownership of each element of the building fabric and repair and maintenance responsibility. 

Each physical element of the building is inspected and photographically documented. We often use new technologies in the preparation of our reports including 360° cameras and high-definition camera drones.

The Premises Condition Reports are signed as an agreement of condition between Landlords and Tenants and are appended to lease agreements.

 
Building consultancy

We advise Landlords or Tenants on the extent of their property leasehold repair obligations.

This involves review and interpretation of all lease documents and undertaking physical inspections of the land and buildings.

We can prepare Make Good claims on behalf of either party and also negotiate and agree the content of these on behalf of Landlords or Tenants.

We can further assist by procuring the agreed repair works or agreeing financial settlements.

Our reports can be used strategically for property asset management or financial planning purposes.

We provide technical expertise in monitoring property developments for purchasers, funders and occupiers, reporting on the feasibility and risks associated with development projects.

Initially, we undertake a detailed review of all relevant documents which typically include:

  • Design drawings
  • Insurances
  • Specifications
  • Statutory consents
  • Contractor and design team selection
  • Construction contracts
  • Construction programmes. 

We provide technical representation for our clients throughout the design and construction phases of the development to provide clear impartial guidance on how the development is progressing. 

This informs our clients who can then take appropriate action in order to mitigate their risks or realise opportunities.

We can manage all aspects of construction works from concept design through to handover.

We typically advise on smaller projects where our Building Surveyors can fulfil multiple roles which reduce project costs and complexity.

These include:

  • Preparation of design and construction drawings and specifications
  • Application for building consents
  • Inviting priced tenders for works
  • Advising on contractor selection and awarding construction contracts
  • Certifying works and contract variations through to completion

We can also manage health and safety aspects of construction projects and identify practical steps to reduce the environmental impact of the construction works.
