Our Property Management team is market leader for office property management, having 310,000 sqm GLA of office space currently under administration, out of a total portfolio of over 420,000 sqm.
Happy tenants represent our primary objective as Property Managers. We will constantly meet the tenants and perform satisfaction surveys to understand their needs in the premise. We will monitor all tenant activities related to your property and their rented space and will report to you all aspects critical to improving the satisfaction of each tenant, in order to assure successful extensions of the leasing agreements whenever possible.
We will be responsible for all financial operations of the subject premise: issuing invoices and collecting revenue, approval and payment of cost invoices, reconciliation of service charges, allocation of utilities charges and financial reporting.
While being responsible for the smooth daily operation of the premise, we will manage the activity of the subcontractors and utility providers, monitor the performance of the property through key performance indicators and provide solutions to daily issues.

Our team consists of both LEED and BREEAM accredited professionals, whose goals are to assist developers, building owners and management teams design through the green certification process, in order to construct and operate their buildings in a sustainable manner today and in the future.
The Colliers green certifications services portfolio includes 1.8 million green certified and under certification sqm GBA (30 LEED and BREEAM Certified Projects; 27 LEED and BREEAM projects under certification).
Our team will analyze the current project stage, the estimated budgets and timeline as compared to other similar, the available documentation since starting the project, as well as prepare a financial expenditures status since the beginning of the project estimating completion scenarios.
By monitoring these aspects in time, we can accelerate the loan disbursements as well as offer a complete image of the project outside the box.
The main benefit of our Technical Services is that the owner will gain understanding of the condition and design of the property and will be able to establish the suitability of this property. Ştefania joined Colliers International in 2005, undertaking advisory work and developing the consulting business (feasibility and market studies, financial reports and risk analysis). In this role, Ştefania coordinated important analysis for mixed-use projects and later on she managed the consulting team.
In January 2011 Ştefania launched the Real Estate Management Services (Property Management and Green Certifications) in the role of Department Director. She is focused on creating value and implementing strategies for existing clients, winning new clients, looking for new business opportunities, as well as developing and retaining talented people in the team. She monitors all contracts to ensure that contractual obligations are being met and that the services provided are of high quality standards.
Since 2013, Ştefania is a Board Member of Colliers International Romania and under this role she is actively participating in the overall business strategy of the company and key projects developed across the firm.
Prior to joining Colliers International, she worked for Morgan Stanley in Ohio, USA and for British American Business in London, UK.
Director | Property Management
Oana joined Colliers International in 2008 and has an experience of more than 10 years in real estate, with a specialization in office leasing and then in Property Management and Green Certifications. Benefiting from a consultancy background, Oana has a professional approach towards her clients, maintaining a close connection and an open communication with them.
Oana became LEED Accredited Professional Operations and Maintenance in July 2013. She worked and coordinated the certification process under LEED EBOM for four existing shopping malls in countryside (Iulius Mall Timisoara, Iulius Mall Suceava, Iulius Mall Cluj and AFI Palace Ploiesti), and for five existing office buildings.
As of February 2016, Oana took on a supervising role over the Property Management portfolio.
In her position of Director, Oana is responsible for:
- Business development for new clients and tender management;
- Department development strategy;
- New services and business lines development;
- Team management: providing day to day operation advice, performing evaluations, recruitment for new positions;
- Setting-up the new buildings acquired in the portfolio, by assisting in the handover from the general contractor or the former managing team;
- Continuous improvement operational procedures and set-up of new ones
Director | Green Certification and Building Surveying
Working within Colliers since 2006, Oana joined the Building Surveying Division after two years of office market experience. Therefore, starting with 2008 Oana specialized herself on Lender’s Supervision, but provided also other technical services such as: Technical Due Diligence or Move Management services.
Oana became a LEED AP Building Design and Construction in October 2013, but she has been involved in Green Certifications starting with October 2012. More over Oana became BREEAM In-Use Assessor in February 2016 and WELL AP in April 2018.
Currently, Oana is directing the Green Certifications and Building Surveying Division
