Professional Summary

Francois joined Colliers International at the start of 2005 and has over 15 years of experience in the Russian Real Estate market.  His combined experience of the office solution and real estate business provides him with valuable insights into the whole office cycle process.  His core competencies include deal sourcing, analysis and transaction management.


Since 2005, Francois advised clients on more than 175 transactions in 7 countries with a volume exceeding 400.000 m2 and value exceeding 1 bln USD across all main asset classes. 


Francois holds a Bachelor of Business Studies and Russian from the University of Dublin, Trinity College and an Executive MBA delivered by TRIUM, an alliance between NYU Stern, HEC Paris, and LSE.

In 2019, the volume of commissioned office space amounted to 388,105 sq m, three times higher than the previous year. Demand has remained at a consistently high level for three years now; in 2019 the total volume of rented and purchased office space amounted to 1,621,000 sq m. The combination of these factors significantly affects the vacancy rate. The business centres opened in 2019 have already achieved an occupancy level of more than 60%.

In Q3 2019, the market was enlarged by 106,900 sq m of new office space, which is nearly twice as much as the total completion volume in 2018. The vacancy rate in Class A was 9.4%, which in absolute terms amounts is 406,000 sq m, the rate for Class B+/- decreased to 5.6%, which is 790,000 sq. m. The average weighted asking rental rate in the Class A segment declined by 2.5% to 25 683 rub/sq m/year.
