A market study and a valuation study has been carried out for Al-Rajhi Investments with respect to a semi-constructed hotel with a total construction area of 16,000m² in Bağcılar, Istanbul. The study includes market research into the hotel sectors in Istanbul. The financially most productive function for the Property has been determined by means of feasibility studies conducted according to various types of hotel usage (4 star, 5 star, dry hotel etc.). The project’s Sensitivity Analysis was carried out based on the Highest and Best Use of the Property.
The mixed real estate portfolio, totalling approximately 2,000,000m² land area, is well diversified in terms of location, use and tenant mix. The portfolio contains a number of trophy assets and comprises office buildings, industrial facilities, residential units, an aquatic sports center and lands spread over Turkey. A Financial Feasibility and valuation study of three hotels on a 125,000m² construction area in the district of Belek in the province of Antalya has been conducted on behalf of TEB. The project comprises three 5 star Hotels with a total room capacity of 1,283. The scope of the study includes market research into the hotel sector in Belek. We analyzed the realized expenses and revenues of the hotel and made a projection for the future income of the hotels. Consequent to these analyses and market research studies, the income method was used to calculate the value of the hotels.
