The shape of construction and development during 2020 was the focus of a second webinar in a series on real estate restructuring held by Colliers International last week.


Following on from the first Real Estate Restructuring Strategies: Beyond COVID-19 webinar in May, in conjunction with the Turnaround Management Association, experts from Colliers Internationals building consultancy, valuations and development teams share their insights from the last three months and predictions for the rest of the year.

The session was moderated by Nick Hammond, Head of Advisory and Restructuring, included guest speaker Ellis Sher from Maslow Capital LLP, as well as Colin Wood and Paul Harper, directors in Colliers’ Project & Building Consultancy, Ollie Shipman, director of Valuation & Advisory Services and James Burke, associate director within the Residential Development team.

The discussion viewed live by 220 participants considered cost pressures, supply chain issues, developer interests in land, values, as well as risks of insolvency among construction firms and sub-contractors.

Nick said: “This is a challenging time for the industry, but the most important thing will be swift and decisive action to identify options for firms struggling to balance the books. Our experts at Colliers can assess viability, identifying funding streams and implement a robust strategy to protect as much value as possible for stakeholders in an equitable way.”

My role includes: 

  • advising lenders and investors on non-performing loans and facility covenant breaches – acting consensually or via appointment as LPA / Fixed Charge Receiver; 
  • working with business and asset managers to help evaluate and reorganise real estate portfolios – including occupied estates, trading assets and investments; and
  • acting for financial consultants and Insolvency Practitioners to assist with corporate restructuring and insolvency – helping to assess value, mitigate risk and maximise returns.

I am a Chartered Surveyor, RICS Registered Valuer, APC Assessor and practicing LPA / Fixed Charge Receiver.

Having worked throughout the real estate cycle since 2007, I have a breadth and depth of experience in property valuation, lease advisory and restructuring.  Prior to this, I studied Real Estate Management and International Banking & Finance at Nottingham Trent University and Nottingham Business School. I also have experience in sales and running a small business.

Outside of work, I enjoy keeping fit, spending time with family & friends and supporting local small & independent businesses, particularly in the food and leisure sectors.

Colin Wood

Director

I have worked as a cost consultant in London since 2000, initially working for Gardiner & Theobald for three years on a number of new build commercial office developments.  Upon joining Turner & Townsend in 2004 I primarily worked on cultural sector projects such as Darwin Centre Phase 2 at Natural History Museum and the refurbishment of Tate Britain.  Since 2010 I have specialised in interior fit out in the commercial team.  I joined the Colliers International team in August 2019 to head up their UK Corporate Occupier Cost Management offer.

Paul Harper

Director

Paul joined Colliers in October 2013 and is a chartered Building Surveyor with over 17 years professional experience with King Sturge and Jones Lang LaSalle.  Between 2003 and 2009 Paul was based in King Sturge’s Prague office where he established the Project Management & Building Consultancy department to extend the range of services offered by King Sturge throughout the Central European market.

 

In 2009 Paul transferred back to London and continued to coordinate King Sturge’s project management & building consultancy activities across Mainland Europe through teams based in Frankfurt, Prague, Warsaw and Bucharest. This included projects in Czech Republic, Slovakia, Poland, Hungary, Croatia, Serbia, Romania, Bulgaria and Turkey. 

 

Since 2011, Paul has focused on developing more specialist expertise in project monitoring services including providing advice to banks and investors across a range of projects throughout the UK and Europe. 

 

Paul is the main client contact and technical advisor to a number of key clients with property portfolios under management in Europe. He has a wide range of experience in core building surveying activities including pre purchase technical due diligence on portfolio acquistions in Spain, France, Germany and the Netherlands.

Ollie Shipman

Director

Since joining Colliers International Oliver has undertaken various valuations and reports for secured lending, acquisition and sales purposes.  He has also been actively involved with annual valuations for accounts purposes and has advised on the viability of several proposed development opportunities.

Oliver has dealt with a range of property types although primarily focuses on residential properties and mixed used residential led schemes. He has particular experience within the prime central London market.

Whilst the majority of his work has principally been in respect of property located in London has also had experience of valuing residential property in Spain and also residential apartments and villas as part of resort developments across a number of sites in Croatia.

James Burke

Associate Director

James has worked within the property sector since graduating from University in 2010. Initially working in the UK Retail Development sector, James joined Colliers International within the Residential Development Team in 2013. 

James has worked on a range of projects for both private and public sector clients across the South East, helping clients maximise the value from their assets through strategic development advice and considered disposal strategies. James specialises in residential development agency, including acquisition & disposals advice, providing development appraisals and marketing & sales advice for both private and public sector landowners.

Kim Inam

I have joined Colliers International after working for five years in local authority in-house communications roles, leading media and marketing in the environmental, licensing, regeneration and planning sectors. 

Prior to joining local authorities I worked for eight years' experience in journalism in north London reporting on a wide range of subjects including politics, crime, health and housing. For three and a half years I managed the team of reporters to produce nine weekly newspapers, a  monthly supplement and the newspapers' social media platforms.
