From 1983 to 1991, Rafael Berumen worked as construction supervisor and building coordinator for the company IMMASA; this company was specialized in construction control.
In 1992, he started working in G.Acccion, Formely Fondo Opcion, where he created and implemented de Asset Management and Operations area. AMB acquired G.Accion in July 2008, and Rafael Berumen was appointed as responsible for the operations, customer relationships, leasing, marketing, and management for the largest Industrial Portfolio in México.
In July 2011, ProLogis merged with AMB. As Head of Operations in ProLogis, Rafael managed the Latin America Portfolio, including Asset and Property Management, Customers and Brokers Relationships, Lease Administration, Marketing, and elaboration of Mexico and Brazil ProLogis Industrial Portfolio Reports.
In 2013, he created the administrative structure, policies, procedures, manuals, and reports for the Mexican REIT portfolio, FIBRA Macquarie. He also recruited the team to manage it.
Mr Berumen currently teaches courses on “Condominium Management” and “Real Estate Management and Finance” at the Instituto Tecnológico Autónomo de México (ITAM) and on "Mexican Real Estate Investment Trusts" (FIBRAs for its acronym in Spanish) at the Real Estate Business School (REBS).
Rafael Berumen has been working as COLLIERS’ Real Estate Management Services (REMS) responsible for Mexico, since 2014. REMS provides full-service solutions across Mexico regarding Property and Facility Management, Property Condition Assessments, Real Estate Risk Management Consultancy, Sustainability, and Property Paperwork, Licenses, and Permits.

My Team
I currently manage Fibra HD's Portfolio as Property Manager Sr. I'm responsible for 3,250,700 sqft of leasable area in 41 retail, office, industrial and educational buildings, in multiple locations in the country. I supervise a team of more than 60 Colliers professionals that includes Property and Facility Managers, Coordinators, Assistants and Maintenance Technicians. With the support of my wonderful team, I manage a yearly budget of more than 560 million MXN of lease income and more than 110 million MXN of OPEX.
Before being asigned to Fibra HD's Portfolio, I was responsible for a portfolio comprised of 10 office buildings of different clients, including Google Mexico, Biomarin, Audatex & Autoclaims (Solera), Gentera (Compartamos Banco), 9 industrial buildings of different clients including Clarion Partners, Fibra HD, Alveo, and 20 buildings belonging to 4 private-owned portfolios. Also I participated in the Help Desk Implementation Consulting services we provided for Grupo Bimbo, and the launch of a Sustainability Consulting Service within REMS Mexico.
My previous work experience includes working in Gigante Grupo Inmobiliario, one of the largest Real Estate companies in Mexico, coordinating the relationship with Soriana, its main client and one of the major national supermarket chains, to whom Gigante leased around 100 locations nationwide. I coordinated several renovation projects and also supervised 5 condominium shopping malls, including Perinorte and Plaza Zapamundi, which GGI co-owns with Liverpool and Sanborns, respectively.
My previous work experience includes management of a 1,000 million MXN construction project in Zibatá, a large eco-friendly community built in Querétaro where I developed skills in the construction management of urban infrastructure, landscaping, a Golf Course & Academy, the Discovery Center (Sales headquarters) and the housing lots, distributed over 2,400 acres.
I have been working for over 10 years now. Most of my previous experience is related to Business Development and Business Management. Some of the industries I worked in are: Transportation, Agriculture, Banking & Financial Services, Real Estate and most recently International Commerce.
To narrow a little bit on my Real Estate experience, I used to work for Macquarie Group, more specifically for one of its subsidiaries called MMREIT Property Administration based in Mexico City. It was the name of the company that managed all the industrial properties in its portfolio, over 260 all over the country.
I began working as a Property Manager and ended as a Leasing Administrator. I used to coordinate the Leasing Team formed by the 6 regional managers.
After some time I moved temporarily to London, UK where I worked for a Mexican Government Agency called ProMexico. My main responsibilities involved promoting Mexican Companies in the UK by increasing their exports to the British Market.
Now that I returned to the Real Estate sector in Mexico, I am very pleased to be working for Colliers International as a Property Manager.

From 1993 to 2001 Saúl Muchenik worked as Commercial Manager for Argentina, Chile, Uruguay and Paraguay at MeadWestvaco Corporation, company specialized in packaging solutions.
In 2001 he was transferred to the Mexican Operation where he took commercial responsibilities leading a Growth Process Program, New Projects & TCS in charge of the business for some key customers in Mexico, covering as well the whole CARICAM, Colombia and Venezuela territories.
By 2008, back in Argentina Mr. Muchenik started to work in a different division of Herman Zupan Packaging Group, CELOMAT S.A. as Commercial Manager for the Special & Promotional Products Division with businesses mainly in Latam with some customers in Europe and Africa.
