  • Perform regular property inspections and monitor preventative maintenance programs
  • Establish property procedures for day to day operations and emergency programs
  • Competitively bid, negotiate and approve service contracts for the property
  • Oversight of the operation and maintenance of all property automated systems
  • Administer the leases and lease renewals, enforce lease compliance with tenants
  • Supervise property collections including property receipts, records of accounts, bank deposits and delinquent accounts
  • Prepare annual operating budgets and CAM estimates/reconciliations
  • Provide a monthly financial reporting package to include: executive summary of property activity, balance sheet, budget comparison, profit and loss statement reconciliation and rent roll
  • Analyze and make recommendations for major capital expenditures

Julie Baldridge
Director of Property Management

As Director of Property Management, Julie is directly responsible for the operations of the division. With over 20 years of property management experience, she leads a team of 20 employees with 2.7 million square feet of managed properties. She is actively involved in account management, new business development, and receiverships.

Presently, Julie is managing over half a million square feet of commercial assets including office, industrial/warehouse and retail properties. Julie is skilled in all aspects of property management, property accounting and construction management. She provides management services for various clients, both institutional and private.

Julie has worked exclusively with numerous local, regional, and institutional leaders on receiverships. Such clients include Continental Insurance, CW Capital, Citibank, Bank of America, Berkadia, DNB National Bank, C-III, and Combined Investments LLC.

Julie holds the Certified Property Management (CPM®) designation from the Institute of Real Estate Management (IREM). The CPM designation is awarded to real estate managers who have met the Institute’s rigorous requirements in the areas of professional education, examination and experience. CPM members must also abide by a rigorous Code of Professional Ethics that is strictly enforced by the Institute.

Julie Chacksfield
Director of Property Management
Julie is a Portfolio Manager for Colliers International and has been with the organization for over eight years. Previously, Julie had fourteen years of experience managing multi-family properties. She is also a licensed Real Estate Broker in the state of New Mexico. 

As a Portfolio Manager, she offers clients a solid background in financial matters, including preparation of budgets, monthly reporting, rent collections, expense control and CAM expense billing and reconciliations. Julie’s experience also includes operational/maintenance issues and management, tenant relation and renewals, lease administration, vendor supervision and construction management. 

Julie’s portfolio includes over 650,000 square feet of retail centers, office and mixed-use buildings. Included in this portfolio is the highly rated Theater Block located in Downtown Albuquerque. In addition, Julie manages the Los Alamos Research Park located in Los Alamos, New Mexico. With a diverse portfolio, she has a wealth of knowledge in all aspects of property management.

Elisa Cummings
Portfolio Manager

Elisa joined Colliers International in 2013. She is a licensed Real Estate Broker in the State of New Mexico. Currently, Elisa manages a mixed portfolio of office, industrial and retail properties. Elisa is well skilled in all facets of property management. She has worked extensively in the areas of budget preparation and compliance, the recommendation of capital improvements and repairs, direct supervision of on-site personnel, contract negotiation, and tenant improvement projects.

Matice Iverson
Portfolio Manager

Matice joined Colliers International in 2014 as a Portfolio Manager. She brought previous commercial real estate and property management experience with her and is a licensed Real Estate Broker in the state of New Mexico. Matice worked as an on-site manager of a large executive office building in Albuquerque. She also managed a diverse portfolio of office and retail properties.

Additionally Matice worked on a portfolio of over 1,000,000 square feet consisting of Office, Retail, Industrial, Multi-Family and Hotels while at another firm. She was the Director of Property Management with a staff of 15 employees to manage and worked directly with the owners on new investment properties and the due diligence process.

Matice’s experience includes operational management, tenant relations, vendor supervision and construction management.  She also offers clients preparation of budgets, monthly reporting, rent collections, expense control and CAM expense billing and reconciliations.
