David Burden

Principal | Corporate Solutions

I am a leader of the Chicago Corporate Solutions and Occupier Services practice group specializing in tenant representation and strategic real estate advisory services for Fortune 500 companies, middle market corporations, financial services companies, education companies and law firms. Clients have told me that my integrity and entrepreneurial energy is inspiring, which has helped my team grow and created lasting relationships.  

I earned the prestigious SIOR (Society of Industrial and Office Realtors) designation and adhere to its strict ethical standards. I  have been quoted for my industry expertise in The Wall Street Journal, Chicago Tribune, Crain’s Chicago Business, and by the industry’s leading information company Co-Star Group.

After college, I started my career as an economic development advisor for the State of Illinois and soon thereafter as a site selection consultant for Arthur Andersen.  From a young age though, my passion and interest has been real estate.  My dad wanted me to go to law school, but I chose a business path and accelerated my career at Kellogg getting my MBA while transitioning to tenant representation and corporate advisory real estate services at CBRE as an SVP and Cushman & Wakefield as an Executive Director before joining Colliers in 2008.

Thomas Berarducci

Senior Vice President

As a Senior Associate within the Corporate Solutions team focused on tenant representation services in Colliers International’s Chicago office,  I specialize in the optimization of companies real estate holdings through workplace strategy development and implementation, site selection, property disposition and acquisition, financial analysis and modeling, deal negotiation and construction project management. My clientele and area of focus is primarily in the downtown Chicago marketplace.

I am a leader on a team committed to delivering comprehensive real estate solutions to some of Colliers most valued customers.

I have been recognized for exceptional service and am one of just a few professionals nationwide selected to play an active role on a Development Council focused on creating workplace solutions that satisfy the evolving demands of technology, space compression, design preferences while satisfying a wide range of work activities.

Over the last few years, my team received the Service Provider of the Year award at the 2015 REAL Awards presented by CoreNet Global, which recognizes exceptional service delivery on a consistent basis while bringing innovative ideas to the table.

I joined Colliers in August 2012. Prior work experience included working as an associate director at Newmark Knight Frank specializing in tenant representation and corporate advisory services. There, I represented a diverse group of clients providing real estate strategies ranging from acquisitions and dispositions to lease restructures and consolidations.

I previously served as an associate vice president at UGL Equis, where I provided tenant-focused commercial real estate advisory services.

Patrick Hewitt

Senior Associate
Chicago - Downtown

I focus on tenant representation services in Colliers International’s Downtown Chicago Office Advisory Group. For more than 6 years, I have specialized in exclusively tenant representation services.

I consistently create value for my clients through my deft understanding of local transactional work. I focus my efforts on supporting tenants within the legal, professional and financial services industries. Aside from providing superior market knowledge, I closely partner with my clients to understand their exact needs as they pertain to office space and capitalizes on hidden opportunities to best achieve their space goals.

I joined Colliers in 2018. Prior experience included working as a vice president at JLL specializing in tenant representation services. There, I represented a diverse group of professional services clients and provided real estate strategies ranging from acquisitions and dispositions to lease restructures and consolidations.

Prior to JLL, I worked as an associate at Transwestern, where I provided tenant-focused commercial real estate advisory services.

Stephanie Bujwit

Vice President, Analytics and Research
Chicago - Downtown

As a senior financial analyst in the downtown Chicago office, I specialize in coordinating with team members and clients to develop comprehensive financial analyses that are highly project-specific. I consult and strategize with clients to develop the most appropriate analytical approach to take relative to their needs.  

With my vast experience in market research and in conjunction with my analytics role, I oversee the market research function in the Chicago office and am an active and integral part of a global team of researchers. With more than 10 years of experience in both research and analytics, I create portfolio-wide optimization strategies for clients highlighting efficiencies in space utilization and rents. Combining my knowledge of the market with detailed financial reports, I help clients analyze and benchmark their position and create maximum leverage.

My work often includes developing proformas to project estimated costs, utilizing a blend and extend analysis to leverage negotiations with landlords for reduced rental rates and producing other financial models that ensure tenants achieve the lowest real estate cost structure possible.

Whitney Gaines

Associate - Transaction Management
Chicago - Downtown

Whitney is an Associate in Transaction Management for Colliers International | Downtown Chicago Corporate Solutions Team led by David Burden. An experienced transaction and Escrow manager, Whitney specializes in the day-to-day execution of the regional and international client portfolios.

Whitney is the Transaction Manager for multiple client accounts including Huron Consulting, a global consultancy; Convergint Technologies, a Chicago-based security services firm, Sullivan Cooter, a medical consulting services firm and Canon Solutions America, Inc.

Prior to joining Colliers, Whitney was a Transaction Manager for a top team of multi-family brokers at Berkadia. A licensed real estate broker in Illinois, Whitney oversaw the management of transactions for her team through critical dates management from contract negotiations through the Escrow process, maintenance of due diligence deliverables, organizing third-party inspections, understanding and implementing title policy, weekly marketing analysis, marketing relations and daily client service. During her time at Berkadia, Whitney helped facilitate the closing of over 70 transactions throughout the Midwest.

Kate North

Vice President, Workplace Strategy

I believe in the “power of place” and know how the workplace can be an incredible strategic asset when aligned with business objectives, culture and the people of an organization. I have spent my entire career exploring the “future of work” globally and understanding the implications of emerging disruptors stemming from new technologies and workforce. The workplace landscape continues to rapidly change as we strive to create environments that support “how we work best.” Successful companies now think about the workplace as an integrated set of actions and designs that together create a productive and engaging employee experience. I combine my passion – workplace strategy – and 25 years’ global experience to help leading organizations understand the impact the workplace can have on their overall business strategy. My expertise lies in workplace strategy, research, design and transformational change. By aligning workplace and business strategy, I have seen first-hand companies realize a workplace that fosters collaboration, innovation and sparks creativity.

The profession of a Workplace Strategist is emerging, and for more than a decade, I have been actively involved (globally) in creating two Workplace Communities of Practices. In 2012, I co-founded “Workplace Evolutionaries (WE),” a vibrant community within the International Facility Management Association (IFMA). Today, I serve as Global Chair of WE, comprised of 1,500+ members globally and growing. I frequently speak at industry events across the world and have co-authored the IFMA Foundation best-selling book “Work on the Move” in 2011, which is used extensively by IFMA members and associated academic institutions. In 2016, we co-authored a new version, “Work on the Move 2.” In 2014, I was honored to receive the prestigious International Associate Award for my contributions within IFMA. In 2017, I was awarded the IFMA Global Chair Citation from the Chairman of the Board for the impact the Workplace Evolutionaries has had on IFMA and the profession.

I was a founding leader of the CoreNet Workplace Community of Practice, the CoreNet Chapter Chair for New Zealand, and served as an Advisory Board Member for New Ways of Working and the New Zealand Green Building Council. 

I am also an active member of the Executive Women in Corporate Real Estate and speak at numerous workplace and human capital conferences globally.

Prior to joining Colliers International, I led global development for, helping organizations prepare their workforces for “new ways of working” using highly interactive e-learning. I was also the director of Ideation, a workplace consultancy and research group within Haworth Inc.; and vice president of the Strategic Business Group within Herman Miller Inc., supporting organizational workplace transformation.

David Burden's corporate solutions team has completed 469 transactions in downtown Chicago, totaling more than 16.3 million square feet. About 60% of the transactions we complete are in Chicago and its suburbs. The other 40% are comprised of clients headquartered in the Chicago area who have satellite offices elsewhere.
