David Maling

David Maling joined Colliers in 2011 as Senior Vice President based in the Downtown Los Angeles office. 

David specializes in investment sales and has successfully listed and sold apartment buildings, retail shopping centers, office buildings and industrial office warehouse properties throughout Greater Los Angeles.

Oversees the disposition of distress assets accross the country for lenders and servicers.

Patrick Barnes

Patrick Barnes and his team are considered to be one of Colliers International premier investment sales expert for the Southern California marketplace.  As a Vice President with approximately 10 years of experience, Patrick and his team focus on the disposition and acquisition of investment properties of behalf of local, national and foreign investors.  He brings a broad base of marketing and investment expertise to an engagement, strong foresight for identifying market opportunities, and disciplined approach to positioning properties for sale.

Prior to rejoining Colliers, Patrick spent four years at CB Richard Ellis where he was an integral part of a consistent top performer, qualified and adept at investment sales, financing, and land related transactions. Over his ten year career, he has successfully closed over 60 commercial transactions for a consideration in excess of $400 million throughout the United States.

Before joining the commercial real estate industry, Patrick had a successful seven-year career in the National Football League & Canadian Football League. He played quarterback for the Kansas City Chiefs, San Francisco 49ers, Oakland Raiders and the Cleveland Browns. He has a proven track record as a focused competitor who wins and brings that same level of exceptional performance, work ethic and achievement demonstrated in the NFL to his clients.

  • Proactive Approach: Our team is dedicated to personally engaging primary buyer targets to discuss, review, and guide serious prospects through valuation models that will communicate the upside associated with the real estate opportunity.
  • Due Diligence: The preparation stage is very busy as Colliers concurrently conducts a thorough analysis of subject property by reviewing:
    > Operating reports, income statements, cap ex schedules, real estate tax bills, service contracts.
    > Leases and lease documents from which a lease brief will be prepared.
    > Environmental reports, appraisals, zoning information.
    > Available engineering drawings, “as-built” site plans and surveys, building floor plans.
    > Property and engineering reports.
    > A preliminary title report.
  • Market Expertise: The Maling/ Barnes Team's market expertise of present and past investment transactions will serve to further validate and enhance its valuation expectations. Our team is prepared to discuss the “macro” concepts, such as the forces that drive the economy as well as trends in the commercial market, logistics and transportation. It is also prepared to elaborate on the “micro” market, including the peculiarities of subject property strengths, and challenges, and why those strengths add value to this asset. Understanding the dynamics of local market conditions is very important, but being able to communicate these subtleties to investors is critical to maximizing “unseen” value.
  • Communication & Accountability: To help monitor the marketing process, the Maling/ Barnes team will be in constant communication by phone and email, sending weekly marketing activity reports and holding bi-weekly conference calls. We will track prospective buyers who have signed a confidentiality agreement and record when they received the offering memorandum, along with any comments they might have.
