Mark Kolsrud

As the Senior Vice President for Colliers’ Investment Services Group in Minneapolis-St. Paul, I lead my team to success through proven processes. My team focus is mainly on industrial, office, medical-office, and single-tenant net lease; both locally and nationally.

My broad real estate capital markets knowledge and expertise reflects my 30-year career experience in the commercial brokerage business. During this time, I have worked with nearly every major owner in the Minneapolis-St. Paul area, either through Investment Sales or Landlord representation.  I have experience in multi-market cycles and have become one of the top brokers in the Minneapolis area, and globally transacting more than $2.5 billion.

Having been in the business since 1984, I know how to best benefit the client. My number one priority when serving a client is their experience, both for the buyer and the seller. This experience is built off of a vision and collaboration. A project is best completed through a thought out plan put into action.

David Berglund

As a Senior Vice President for Colliers International’s Investment Services Group, I  specialize in Investment Sales of Institutional quality industrial and office properties in Minneapolis-St. Paul and the surrounding Midwest commercial real estate market from $5 million to $200 million. My partners  Mark Kolsrud and Colin Ryan and I form the Colliers MSP Investment Services Group and our  team has completed over $2 billion in sales transactions.

Consistently providing committed involvement at every stage of the disposition process, I begin with the financial and physical assessment of the property and changing market conditions and continue through due diligence and closing.  Whether I am selling single-tenant, net lease or multi-tenant properties, I apply a hands-on approach to see my clients through every step of the sales process. I underwrite tenant credit profiles through analyzing their financials and help my clients to fully understand the current Capital Market environment for the disposition of any given asset. A strong proponent of an honest, straightforward style, I rely on exceptional market knowledge to keep my clients well-informed.

Begining  my career with Welsh Companies in 2004, as part of the Office Leasing Team, I completed over 1,200,000 square feet in lease transactions before transitioning into the Investment Sales side of the business in 2008. My background has given me great perspective on how moments of liquidity can change with the rise and fall of demand in capital markets and fluctuations in commercial office and industrial space needs.

 

Colin Ryan

As Senior Vice President for Colliers International’s Investment Services division, I specialize in single tenant and multi-tenant office and industrial investments. I am commited to my involvement  at every stage of the disposition process – beginning with the physical and financial assessment of the property and continuing through due diligence to closing. My clients comment on my   honest, hands-on approach and trust me as their advisor providing unparalleled market insight.

Since 2012, I have been working with my partners, Mark Kolsrud and David Berglund to grow the  The Colliers Minneapolis/St. Paul Investment Services Group and as of 2017 we have completed over $2 billion in sales.

Prior to joining Colliers International, I began my career working at CBRE in Downtown Chicago as a Research Analyst, assisting landlord and tenant representatives with pertinent market knowledge.

Pia Robertson

Senior Real Estate Analyst
Minneapolis - St. Paul

As a Senior Real Estate Analyst in the Investment Services department at Colliers International | Minneapolis-St. Paul, Pia provides detailed underwriting and financial analysis for the Investment Sales team. Pia also manages the investment sales process, coordinates the preparation of her team’s marketing materials, and oversees the due diligence process prior to closing.

Pia is intimately involved in the sales process from start to finish. Her understanding of the overall market and various properties enables her to effectively analyze a property and calculate its value. 

Before joining Colliers International in 2013, Pia started her career at Cassidy Turley (formerly Colliers Turley Martin Tucker) in 2006. At Cassidy Turley, Pia was a member of the Minneapolis-St. Paul Capital Markets team, led by Mark Kolsrud, whom she continues to work with today. 

In the past 12 years, Pia has assisted her team on transactions totaling over 25 million square feet, valued at over $1.5 billion.
 

Peter Carbonneau

Financial Analyst
Minneapolis - St. Paul

As a Financial Analyst in the Investment Services department at Colliers International | Minneapolis-St. Paul, I provide underwriting, valuation and financial analysis for the Investment Services team. 


Additionally, I provide lease analysis, lease comparisons and building valuations to brokers throughout the Colliers MSP offices.
I am intimately involved in the financial analysis process from start to finish and my understanding of the overall market enables me to effectively analyze a property and provide an accurate valuation estimation and recommendation. 


Prior to joining Colliers MSP, I began my career at NorthMarq Capital LLC directly after graduating with a BA in Finance from the University of Saint Thomas. As a Loan Portfolio Analyst at NorthMarq, I learned the financial intricacies owners and operators face in operating, acquiring, and disposing commercial properties. 


I have been able to translate the skills I learned in my undergraduate coursework as well as my four years at NorthMarq Capital into my new, dynamic role at Colliers MSP.


Outside of the CRE industry I volunteer at my church with a program that supports teens and adults with special needs. Additionally, I have been an assistant coach for the Minnetonka High School Varsity Lacrosse team since 2013. 

Sarah Gutknecht

Client Services Coordinator
Minneapolis - St. Paul

I joined Colliers International in February of 2016. As the Client Services Coordinator  for the Colliers MSP Investment Services team, I am responsible for designing and creating  all marketing collateral for the team. Primarily working in Adobe InDesign, Illustrator, and Photoshop, I create the marketing brochures, offering memorandums, proposals, Brokers Opinions of Value, maps, site plans, financial information, and demographic reports, while utilizing various approved Colliers templates.
