Colliers Pittsburgh secures new market locations for Bakersfield

Challenge
Thunderdome Restaurant Group was founded in 2012 and currently has 5 restaurant concepts in 30 locations nationwide. This fast growing restaurant company engaged Colliers to help them with the national expansion of their Bakersfield restaurant concept in 2013. The first priority was to find a site in the downtown Pittsburgh market and then secure locations in urban areas in 8 metro markets across the country. 

Strategy
The Pittsburgh Colliers retail team assembled a group of urban retail specialists from other Colliers markets. The next step was to educate them on the brand and identify urban markets in all the major metropolitan cities, and position Bakersfield near uptrend areas next to existing high grossing bar/restaurant retailers. Bakersfield thrives off of the synergy of other similar restaurants in “hip” areas and home to the millennial demographic. Some metropolitan markets do not have an established restaurant/bar trade area in their central business district, which required additional research to determine the right market and site.

Results
The Pittsburgh Colliers retail team secured an off market retail site for Bakersfield in Pittsburgh and Detroit. Other Colliers offices have established trade areas for Bakersfield and are working towards a site. The Thunderdome Restaurant group has been very happy with Colliers retail services and have engaged them to identify a second site for their sister restaurant concept. 

Colliers Pittsburgh establishes growth plan for new Popeye's franchisee

Challenge
An existing fast food operator of 200+ restaurants purchased a Popeyes franchise with an aggressive growth plan for West Virginia and Pennsylvania.  Popeye’s real estate requirements are challenging due to their need of being positioned at lighted intersections in established trade areas. There is often a lack of real estate to meet this demand in high profile markets. 

Strategy
After studying the targeted intersections/market points, our team immediately assembled an expansion strategy of “scrubbing” the trade areas to locate sites to meet their needs.  Significant time was spent meeting local officials, property owners, and existing operators to find the right site and negotiate a market lease. 

Results
Our team has been successful in securing 3 sites for Popeyes in 6 months and continues to pinpoint additional opportunities for Popeyes as they continue their expansion.

 

 

 

 

 

 

Colliers Pittsburgh secures tenants for the redeveloped 940 Ohio River Boulevard

Opportunity
Colliers recognized an opportunity to redevelop a site for a retail strip center.

Strategy
Colliers worked with a buyer/developer to acquire the site and lease the property.  The existing building was demolished and a new 7,500 SF retail strip center was built. 

Resuits
A new investment grade retail center was developed with four retail spaces, including Dunkin Donuts, Supercuts and T-Mobile.
