Washington, DC market information

For the fifth consecutive quarter, demand for office space in the District has fallen. Throughout the past few years, continued downsizing from Federal tenants, combined with the ongoing trend of rightsizing among most major private sector tenants, has been the largest contributor to falling demand in the market. Additionally, economic output in DC declined for the third quarter in a row for an annualized rate of negative 0.36%.

 

As a result, vacancy rates continued to rise and set a new high of 11.8%. While vacancy consistently increased, rental rates virtually stayed the same. Over the next several quarters, the overall vacancy rate is expected to increase several hundred basis points. With several high-end office buildings scheduled to deliver next quarter, the average asking rate for the market should continue to rise.

 

With nearly 6.6 million square feet this quarter, the District has the highest level of space under construction since the third quarter of 2008 when just under 7.2 million square feet was being developed. Developers have not shied away from pushing forward with speculative projects in an attempt to lure tenants from aging commodity A product. Demand for office space is expected to contract over the next 18 months, propping up the cycle of tenants leaving older space and shrinking their footprint into new product, which will further prompt developers to construct new space.

Community engagement

As active participants in the community, the Washington, DC Tenant Advisory Team supports the Bishop Walker School for Boys, a tuition-free all-boys school that serves low-income families and the Washington School for Girls, a tuition-free all-girls school, through continued volunteer efforts that raise awareness and funds for both institutions. The Washington, DC Tenant Advisory Team launched auxiliary councils for both schools, which inform the community of the schools’ mission and spearhead successful fundraising endeavors. The Washington School for Girls auxiliary council exceeded fundraising goals two consecutive years.
