Bryan started off as an intern at Colliers International | New Hampshire in 2015 while obtaining his MBA from Southern New Hampshire University. He then transitioned to a research assistant/associate position. 

Currently, Bryan is working as a sales associate, focusing on buyer/tenant representation along with sales and leasing.

PRIOR EXPERIENCE

Prior to joining Colliers International, Bryan was a student at Southern New Hampshire University where he earned his undergraduate degree in 2014.

He also worked as an assistant with Scott Wright P&H for nine years, providing support in the field to licensed plumbers on commercial and residential jobs, as well as generating invoices and proposals in the office.

Additionally, Bryan played ice hockey throughout college, which lead him to the volunteer position he held with Learn to Skate for two years.  In this role, Bryan felt privileged to assist with teaching various age groups of people with mental disabilities to learn how to skate.

Accomplishments

Assignment: Bryan was part of the Colliers team retained by Inland American CFG Portfolio, LLC to sell one of the most recognizable properties in Northern New England, 875 Elm Street in Manchester, NH.

Challenges:

› Concerns initial interest might be low, due to the market assuming a well-known local investor would out-bid competition

› Non-modern office tower with significant deferred maintenance and asbestos

› Property was assessed for $20M (fully leased at time of assessment). The actual value had dropped substantially due to its near 8­0% vacancy and significant deferred maintenance issues.

Results:

› The offering brought strong investor interest locally and from investors in Boston and New York.

› We generated over 80 requests for Offering Memorandums, toured 24 parties through the building and collected 10 substantial offers.

› We procured Carlisle Capital to purchase the property, who were willing to pay the highest sale price with the least amount of due diligence.

› We utilized our Sealed Bid/Call for Offers approach, which helped build interest and a sense of urgency. This approach helped allow us bring this assignment to a close in less than 4 months and at sale price higher than anticipated.
