I am a financial analyst on the Schierberl-Ellis Investment Team, specializing in the disposition of multi-tenant retail centers.  My primary role as an analyst is to prepare detailed financial analysis of the assets and provide market research to ensure the due diligence in complete. My responsibilities include, but are not limited to:

  • Create detailed cash flow models in Argus DCF, Argus Enterprise, and Excel. Financial analysis includes reviewing historical income statements, operating budgets, and detailed CAM reconciliation documentation.
  • Review complex CAM pools, tenant leases, and financial information to ensure consistency throughout the reporting and assumptions.
  • Utilize market research tools including, but not limited to, CoStar, Loopnet, Landvision, Real Capital Analytics, Trepp, Realquest, and Hoover reports to gather critical information, such as ownership information, recent comparable sales based on custom criteria, competing lease rates, real estate taxes, and demographics of the subject area.
  • Conduct Lease vs. Buy analyses through both Excel and ProCalc+
  • Coordinate internally with brokers and externally with property management and the owner to ensure assumptions provide an accurate assessment of market trends and property conditions.
  • Monitor the asset throughout the deal process to ensure the market value has not changed due to major changes, such as new leases or increased vacancy.
