Professional Summary

Dennis Callahan joined Colliers International in August 2003 as a senior vice president and shareholder with overall executive responsibility for the Real Estate Management Services group.  Dennis has over 30 years of property and asset management and project management experience in the commercial real estate industry.

Dennis's career has included directing the New England Region of Spaulding & Slye and establishing the asset management group of Paine Webber Properties to oversee a national portfolio of commercial, residential and industrial properties.  As president of Leggat McCall Properties Management Company, Dennis directed a nine-million-square-foot portfolio of properties from New England to Atlanta and was responsible for the profit and loss of the division. In 1990, he started the New England office of Compass Management and Leasing, delivering leading-edge service to an 11-million-square-foot portfolio of investment and corporate clients. He was also instrumental in opening the Compass office in London, England in 1996, which oversaw two million square feet of product.  Most recently, Dennis served as a senior managing director of the Boston office of Insignia/ESG’s Property Management Group, where he started the business unit and grew the portfolio to approximately 2.5 million square feet over a two-year period.

Accomplishments

NOTABLE ASSIGNMENTS

  • AEW – repositioning and sale of 185 Devonshire Street including common area renovations, marketing and leasing to 98% occupancy and due diligence activities.  Value increased 20% in 12 months.
  • Old South Church – repositioning and sale of 294 Washington Street.  Project included leasing vacant space and major capital improvement program.  Sale price $26 million.
  • Equitable Real Estate – lease negotiation with Fleet Bank for 900,000-square-foot, 15-year lease at 100 Federal Street.  Managed lobby and plaza renovation of 100 Federal Street valued at $15 million.
  • Compass Management & Leasing – developed policies and procedures manuals of all company disciplines including Lease Administration, Accounting, Project Management, Property Transition/Takeover and Maintenance Operations.
  • Developed customer service/call center operating procedures including service and quality metrics incorporating Bar Code Technology and Wireless Communication for Service Engineers.
  • Supervised numerous due diligence projects for various clients including Liberty Mutual’s acquisition of 75 Arlington Street/10 St. James Avenue and 330 Stuart Street.
  • Provided property management services for 75 State Street, One Boston Place, 225 Franklin Street, 100 Federal Street, One Federal Street and New England Executive Park.
