With more than 30 years of experience, Jeffrey Fenley specializes in corporate real estate consulting for local, national and global clients.  Concentrating on strategic planning and financial analysis, site selection, lease negotiation, transaction restructuring through to complete project execution, Jeffrey expertly guides his clients through every step of the process. He is instrumental in aligning his client’s real estate needs and corporate goals, while lowering occupancy costs and increasing efficiencies.

Jeffrey utilizes his negotiation and financial skills, coupled with his intimate understanding of his client’s needs, to creatively approach complex facility requirements in the office and research/development arena. He has consummated in excess of 20 million square feet of transactions for clients in various business sectors, including financial services, automotive, telecommunications, healthcare, non-profit and education.  He was also instrumental in the land assembly program for the Palace of Auburn Hills, the former home of the Detroit Pistons.

For over 30 years, Jeffrey has utilized his negotiation and financial skills coupled with his understanding of client needs to creatively approach complex facilities requirements on behalf of office and research and development tenants.  He has completed in excess of 5,000,000 square-feet in transactions for clients in various business sectors including financial services, telecommunications, healthcare, non-profits, and education.

Clients:

University of Phoenix

Results Achieved: Solely responsible for the University's entrance and continued expansion into the Michigan marketplace.  Over the past 15 years, identified sites and negotiated a multitude of leases including expansions, contractions, consolidations, and a build-to-suit.  A variety  of tasks are performed on an on-going basis including market surveys, financial analysis, lease renegotiations, expense auditing, obtaining zoning variances, compliance and use adherence, and portfolio management.  On average, a 20% reduction in occupancy costs were realized due to early lease recasts.

Bullseye Telecom

Results Achieved: Consolidated two non-contiguous locations in a less than desirable facility with poor space utilization and workflow into newer, more efficient space in a well sought after location.  Achieved favorable economics including a 12% reduction in occupancy costs, moving allowance, and a built-in exit strategy lease provision.  Initial cost savings allowed for the purchase of new equipment and furniture. 

Hoffman, Wartell, Bowyer & Midtgard (aka ADAM - American Divorce Associates for Men)

Results Achieved: Identified new space in their current high-profile office development to accommodate a recent business expansion/acquisition. Through skillful negotiation, the transaction concluded with an 11% reduction in occupancy costs, additional rental incentives, better workflow, space utilization savings, and an upgraded image for ADAM.

Education:

Jeffrey has been involved in the commercial real estate industry since 1985.  Prior to joining Colliers, he spent over 20 years servicing clients at one of the Midwest's largest independent brokerage firms. He has extensive experience in all facets of corporate real estate, including lease and sale negotiations, build-to-suit projects, land sales and development.

In his most recent position, Jeffrey served as Director for Newmark Knight Frank's newly formed Detroit tenant representation office.
