I currently serve as a Chief of Plant Operations for CalPERS in Sacramento. I am a building operations professional focusing on Facility Management, Team Leadership, and Team Personnel Development. A strong Leader knowledgeable in building systems and adept in people skills offering extensive and diverse experience in engineering enhanced by the following core competencies: Management/Business/Technical Skills, Financial Planning/Budgeting, Portfolio/Regional Management, Mechanical/Electrical/Plumbing Systems, LEED Green Buildings, Start-up/Operations, and Governing Mandates. Accomplishments

Completed 100+/- capital improvement projects per annum with an average budget of $3-4M by partnering with and overseeing 8 project managers. Results:  Capital and major repair projects were completed on time and within 3% of budget.

Awarded the National Engineer Excellence Award 2012- Newmark Grubb Knight Frank (NGKF).

Served in a corporate task force in Chicago to refine a new Equity Office Properties operating model where I represented all company field engineers to endorse or refute new corporate initiatives being considered. Results: A creative and streamlined operating model.

Wrote EOP’s (largest REIT at the time) Key Roles and Responsibilities for Senior and Chief Engineers. Results: rolled out company wide which created greater consistency and engineering brand.  

Managed Intel Corporate Headquarters – 4.5M square feet, directed a staff of 22 engineering and maintenance staff and increased employee effectiveness through Training, Leadership and Team Building. Established clear operational guidelines for staff members, created greater employee opportunity, and organized effective asset validation. Reduced emergencies and repair costs, increased employee morale, increased technical and interpersonal skills, and greatly improved customer service.  100% PM completion rates and highly positive customer service rates.

Startup of Tesoro’s new 1.4M sq. ft. LEED Silver Corporate Office Park in San Antonio, TX. Includes operations analysis, mechanical systems, work order system, created key roles and responsibilities for staff members. Results: 100% PM completion rates, Energy Star Label and excellent Newmark Grubb Knight Frank Company operating model implementation.  

Managed EOP engineering for 3M square feet of Class A office space in Sacramento, CA encompassing 33 buildings in five different markets. Providing direction, support, training, and opportunity to 25 engineering staff members. Results: $1.5M in annual energy dollars saved, reduced emergency repairs by 60%, increased customer retention and improved employee morale.

Spearheaded emergency HVAC systems for critical data and UPS rooms for Tesoro’s World Headquarters budgeted at $1.4M. After much due diligence, client communication and valuation the cost was less than $90K. This achieved true critical systems protection and redundancy. Results: $1.3M cost reduction and 100% protection achieved.

Directed a team of 16 regional professionals from various functional groups representing 25M square feet to resolve regional operational issues. Results: Increased operating efficiency and consistency; 70 separate issues resolved. This generated a feature story in the EOP company intranet and a PowerPoint presentation to the EOP COO in person.      

Assisted the San Francisco Regional Procurement Director in negotiating mechanical electrical and plumbing maintenance contracts for 25M square feet by contributing expertise in specifications, mechanical systems and general scope of work. Results: $2M savings annually, improved performance, increased property value and regional submarkets consistency.

Collaborated with SMUD to save $155K annually in energy costs by collaborating with SMUD to install special metering equipment and re-classing 8 separate buildings as a campus rate schedule. Result: Saved $155K annually at an extremely low cost and received EOP Regional Awards.

Assisted in Acquisition and Disposition activities for the Sacramento Portfolio sold in 2007. Included preparation of MEP systems repair and upgrade, and improved curb appeal. I provided engineer related assistance during property tours. Properties sold for more than $.75Billion.

Performed due diligence for commercial properties including industrial buildings, office buildings, apartments and medical office facilities. Provided MEP description and property condition reports and generated 5 year capital expense plans.
