BB&T Plaza Mixed Use Property: 20,870 SF office building and 26,426 retail property

o Numerous weak tenants and vacant spaces when we received the assignment
o Backfilled three spaces that were leased by weak tenants
o Relocated a tenant to a smaller, more affordable space

• Results: Maintained a relationship with our firm’s largest property management client once the office leasing team took the lead on the assignment. (The assignment was previously assigned to the retail team and the client did not want to work with them after one year.)
Legacy at Brier Creek: 116,500 SF Class A New Construction

o 32% preleased before breaking ground (25% was required)
o Obtained meetings with several tenants who were in the market by cold calling them directly
• Results: Owner was able to begin construction, lease the remainder of the available space to a tenant and begin the process of rezoning the property to add another building in the event the tenant would like to expand.
White Oak Business Park: 30,240 SF Flex Building

o Leased a 4,000 SF flex space
o Gathered due diligence documents, worked with marketing to prepare a detailed offering memorandum and leasing brochure

Thomas is a tenant and corporate real estate advisor for the Raleigh-Durham Tenant & Occupier Advisory Team. He specializes in growth stage companies as well as global corporate clients in their leasing and real estate portfolio needs.
Thomas has participated in hundreds of transactions totaling 1.9 Million square feet and valued at over $250 Million in the Triangle market and across NA/EMEA/APAC. Thomas leads the US portfolio for IAT Insurance (320,000 SF) as well local tenant advisory for Pentair (60,000 SF), HD Supply (50,000 SF) Roivant Sciences (21,000 SF), HNTB (20,000 SF), Scientific Games (40,000 SF), Earthlink (30,000 SF), Skanska (20,000 SF), Insight Global, Lear Corp, AJ Gallagher and other financial and tech firms.
As a native of Raleigh, his deep connections in the Triangle and professional communities as well as his board involvement in both civic and private organizations has allowed Thomas to establish many knowledge driven relationships and gather the “inside scoop” concerning Triangle businesses. She oversees the development and implementation of marketing campaigns, brand leadership, presentations, proposals, advertising, social media, analytics and research reporting. She has spent 20 years enhancing the marketing platform for commercial real estate brokers and their clients, including PNC Bank, MetLife, Deutsche Bank, GSA and other local and national occupiers. Previously, Tabitha worked in marketing and development for Newland Real Estate Group, one of the largest master-planned community developers in the country. She was also a commercial real estate appraiser.
