Lindsey is an office and industrial  leasing expert for the Gigac-Walker office team. Clients rely on her primarily for landlord and tenant representation in the office and industrial sectors. Lindsey joined the Colliers Raleigh-Durham team in April of 2013. She was a vital part of the Colliers marketing team, and continues to utilize that experience to elevate the value of commercial property. In January of 2016, she joined the Gigac-Walker office team, where she has thrived in leasing and value-add opportunities. Her highly responsive and effective communication style has awarded Lindsey some of the best customer ratings in the office. •    Achievements:
o    36% vacant when we received the assignment
o    100% occupancy 6 months after receiving leasing assignment
o    Renewals with existing tenants
•    Results: Owner was able to refinance very shortly after purchasing the building

6131 Falls of Neuse Road: 57,420 SF Class A Office Building
•    Services: Leasing and management, Repositioning
•    Achievements:
o    Worked with ownership, property management and architects to reposition the building
o    Renewals and expansions with existing tenants
o    Proposals out for 100% of the vacant space
•    Results: Once repositioning is complete, the building will be able to compete in a submarket that includes a large amount of properties owned by well-capitalized groups which consistently invest in improvements.

7516 Precision Drive: 28,688 SF flex building
•    Services: Leasing, Repositioning
•    Achievements:
o    40% vacant when we received the assignment
o    Now, 100% occupancy
o    Leased 11,500 SF lab/warehouse/office space to an office user.
•    Results: Achieved an optimal tenant mix for the owner-user who owns a marketing and event planning business that occupies the neighboring space

BB&T Plaza Mixed Use Property: 20,870 SF office building and 26,426 retail property
•    Services: Leasing and management, repositioning
•    Achievements:
o    Numerous weak tenants and vacant spaces when we received the assignment
o    Backfilled three spaces that were leased by weak tenants
o    Relocated a tenant to a smaller, more affordable space
o    Renewals and contractions
o    Proposals out for two vacant spaces
o    Tenant Activity on two vacant spaces and one space occupied by a weak tenant
•    Results: Maintained a relationship with our firm’s largest property management client once the office leasing team took the lead on the assignment. (The assignment was previously assigned to the retail team and the client did not want to work with them after one year.)

Legacy at Brier Creek: 116,500 SF Class A New Construction
•    Services: Preleasing
•    Achievements:
o    32% preleased before breaking ground (25% was required)
o    Obtained meetings with several tenants who were in the market by cold calling them directly
•    Results: Owner was able to begin construction, lease the remainder of the available space to a tenant and begin the process of rezoning the property to add another building in the event the tenant would like to expand.

White Oak Business Park: 30,240 SF Flex Building
•    Services: Leasing, management, repositioning, disposition
•    Achievements:
o    Leased a 4,000 SF flex space
o    Gathered due diligence documents, worked with marketing to prepare a detailed offering memorandum and leasing brochure
o    Sold the building at a 7.5% cap rate
•    Results: Owner was able to retire

4000 Wake Forest Road: 24,000 SF Class C Office Building
•    Services: Leasing, management, repositioning, disposition
•    Achievements:
o    100% leased
o    Leased the majority of the building to a national non-profit, Easter Seals
o    Expansions, renewals
o    Signed new leases
o    Sold the building to a local investor and maintained the leasing and management assignment
o    Advised the owner on repositioning strategies
•    Results:
o    Owners can hold onto a stabilized property for many years 
o    Owners are aware of opportunities to sell to developers that can reposition the property
