As property manager for i-bank Tower and Estate Office Park, two properties managed and leased by Colliers International - Asset Services, Paul is responsible for the assets operation, construction, capital projects, budgeting, reporting and financial performance. Paul has an extensive knowledge of building systems as well as operational economics necessary for asset success.
Paul has fourteen years of combined property management experience in multi-family residential, office, and corporate retail property management. Paul Mercer joined Colliers in 2007 as a senior property manager responsible for i-bank Tower (formally White Station Tower) and Estate Office Park. Prior to managing i-bank Tower (2006), Paul was recruited to manage a high-rise midtown property purchased by local investment syndication. Paul reduced operating expenses by 11% and was instrumental in the renewal of GSA tenants and Memphis TennCare. Paul was also employed by AutoZone in their corporate property management department consisting of seven managers responsible for monitoring taxes, cam, percentage rent, rent, and handling all lease communication between landlord and retail sites for 3,000 AutoZone stores.
As the manager for i-bank Tower, Paul has been instrumental in reducing operating expenses by 21 percent while maintaining a 100 percent retention rate for five years. Some of the highlights included in the transformation of i-bank Tower are renovated floors, elevator modification, access control, name re-branding and five year pavement preservation plan.
