Senior Property Manager
Paul has extensive knowledge in all aspects of the day-to-day operations of commercial properties including financial reporting, budgeting for operating and capital expenses, overseeing construction projects, as well as tenant relations and retention. He has a diverse background in leasing, managing apartments, retail, and office complexes, in addition to onsite commercial property management for institutional owners. Paul is proficient in identifying competitive operational variables and has a thorough understanding of building systems. His ability to tactically execute and communicate an owner’s goals and objectives assures the asset’s maximum performance and success.
Paul has 18 years of combined property management experience in multi-family residential, office, retail and corporate retail property management. Paul Mercer joined Colliers in 2007 as a senior property manager responsible for i-bank Tower (formally White Station Tower) and Estate Office Park. Prior to managing i-bank Tower (2006), Paul was recruited to manage a high-rise midtown property purchased by local investment syndication. Paul reduced operating expenses by 11 percent and was instrumental in the renewal of GSA tenants and Memphis TennCare. Paul was also employed by AutoZone in their corporate property management department consisting of seven managers responsible for monitoring taxes, cam, percentage rent, rent, and handling all lease communication between landlord and retail sites for 5,141 AutoZone stores. While managing i-bank Tower, Paul was instrumental in reducing operating expenses by 21 percent and maintaining a 100 percent retention rate for five out of nine years. Some of the highlights included in the transformation of i-bank Tower were renovated floors, elevator modification, access control, name re-branding, exterior renovation and five year pavement preservation plan, property refinance, and successful disposition of i-bank Tower. Paul is currently working with multiple individual investors and institutional owners on retail and office management assignments in Tennessee and Mississippi. He has transitioned three properties, stabilized two distressed properties, and positioned an asset sale.
