• Project Implementation Strategy
• Idea Inception (with client, brainstorming), shared ideas/defined basic project vision,
requirements and objectives, finalized primary goals, tactical objectives and completion
dates, review of facilities, comprehensive study, found space outdated/overspending,
geographical location preference, determination of optimal area for recruitment/retention
and financial gain, comprehensive review of campus sites, identification of five development
sites.
• Site selection, based on our client’s requirements, only one site qualified, development
proforma outline survey and interviewed impacted employees, creation of comprehensive
development proforma, employee density, & space utilization. Our team sent a survey to all
the affected employees, using answers/feedback, space planned, detailed development
timeline, disposition of the existing portfolio.
• As a part of the Corporate Facilities Team, Samuel has worked closely with Brandon Fugal
(Chairman, Colliers International) and Frank Matheson (Senior VP, Colliers International) to
provide the client a unique analysis and develop a process in helping them optimize their
space needs and achieve superior financial results. As a team, the three were successful in
identifying more than 520,000 Sq. Ft. the clients current office configuration, spread over
five leased and six existing owned facilities. Further, they found 120,000 Sq. Ft. of space
that was being overused, helping reduce the projects scope to 400,000 Sq. Ft., reducing
overpricing and getting rid of outdated data space utilization. The team created a live
interactive story map, providing the client an easy way to access the project from anywhere
in the U.S., also providing transparency to the Company’s investors.
