Charlotte, North Carolina -  A 120,000-square-foot building with creative office space is planned for a site off of Arrowood Road.

Called The Edison at Arrowood, TPA Group out of Atlanta is expected to break ground on the building in June, according to Brad Grow, a partner at the Charlotte Colliers International office. Grow is marketing the building with Chandler Knox, also of Colliers International.

The two-story building, at 7910 Microsoft Way, will have two 60,000-square-foot wings with a minimal common core, Grow said, making the floorplates more efficient.

The Edison at Arrowood has an expected delivery in the third quarter of 2018. Though The Edison at Arrowood hasn't been widely marketed yet, Grow said there's been a lot of interest so far from tenants seeking a larger block of space in southwest Charlotte. The building will likely accommodate one to two tenants and probably no more than four 30,000-square-foot tenants, he added.

"Given its proximity to the 485 and 77 interchange as well as the employee base from Gaston County, south Charlotte, South Carolina — that’s primarily why this location worked," Grow said. "It can pull in a large number of employees that can get there relatively easily."

The building will include amenities like an outdoor courtyard, roll-up doors, collaborative space and Wi-Fi in the building's common areas. The advertised parking ratio is six spaces per 1,000 square feet, though Grow said there's an opportunity to add more parking on the site.
