CHALLENGE
In January 2016, Peapod began the process of consolidating its three Chicago area locations into one downtown Chicago location. Peapod’s existing headquarters were in suburban Skokie, Illinois.

Peapod has about 300 corporate workers in the Chicago area, including about 120 IT workers based at the Civic Opera Building at 20 N. Wacker Drive in Chicago. About 180 employees were at the headquarters at 9933 Woods Drive in Skokie.

STRATEGY
Peapod sought to recruit new talent and reduce operational costs through workplace strategy. The requirement was to accommodate Peapod’s existing and future growth plans, consolidate all three of their existing offices with various lease expiration dates, enhance their workplace design and improve their overall branding. 

The move downtown will give Peapod access to a deeper talent pool of skilled data analytics and tech employees.

RESULTS
The Project Team successfully negotiated a consolidation of all three locations for a total of 53,000 square feet, a 38 percent reduction in their existing footprint, by navigating the market for a building that could accommodate a large floorplate with a more efficient design. 

The negotiated deal at 300 S. Riverside Plaza has proven successful for Peapod as they reduced overall costs while consolidating their operations for a more cohesive work environment. The ability to recruit and retain top talent will aid in Peapod’s continued growth plans.
