CRG will add a 467,200-square-foot industrial building on Woods Chapel Road in Duncan to their existing portfolio within South Carolina.
Spartanburg, SC – CRG has purchased approximately 39.32 acres of land in Duncan, SC near the Inland Port, with plans to build an additional port-adjacent speculative building, The Cubes at Inland Woods.
The development, The Cubes at Inland Woods, is the second speculative building within the state-of-the-art distribution series developed by CRG. The first in that series, The Cubes at Inland 85, is currently under construction and will offer approximately 500,280 square feet (expandable to more than 1 million square feet) of industrial space for lease.
The Cubes at Inland Woods’ preliminary site plan shows that the newly announced building will occupy 467,200 square feet, with features like cross-dock functionality, 36’ clear heights, one hundred twenty-eight (128) 9’ x 10’ dock doors, 4 drive-in doors, 240 employee parking spaces and 74 trailer parking spaces.
Located less than two miles from the expanding Inland Port in Greer, the Class A building will provide easy import/export access to future tenants. The site is also less than three miles from automotive manufacturer BMW, meeting “just-in-time, just-in-sequence” requirements for suppliers.
“The decision to expand our offering of class A distribution space in this area was strategic,” says CRG Senior Vice President Mike Demperio. “With the Inland Port operating at full capacity and proximate distribution space in high demand, it only made sense to continue with this type of development close by.”
Clayco will serve as the design-builder on the project, and its subsidiary, BatesForum, is the architect on the project. Colliers International’s Garrett Scott, SIOR, John Montgomery and Brockton Hall represented CRG on the land purchase and have also been chosen to manage the leasing of the new building. The capital source was arranged by The Net Lease Group in Atlanta, GA.
