Greenville, SC – Colliers International’s Frank Hammond, CCIM, CPM and Nick Reinhardt represented the City of Greenville in the disposition of The Fountain Fox Beattie House, the third oldest structure in the city, located at 8 Bennett Street. The House was sold to Dr. Ryan and Jori Magg, who plan to renovate the structure to become their primary residence.
Colliers International created a 45-day marketing process for The Beattie House and solicited closed bids from interested parties on December 5, 2016. Due to the property's unique historic character, Colliers utilized a digital marketing campaign for the sealed bid process, including custom-built emails, to announce the property's entry into the market, distribute information on the offering and accept bids. The bids were evaluated by the Greenville Local Development Corporation (GLDC) and voted on by the City Council.
“Historic properties are oftentimes complex in nature, and we felt it was absolutely necessary to spend a lot of time putting together a detailed due diligence package for a buyer to fully understand this unique opportunity. Furthermore, the sealed bid process would allow the market to accurately determine the value of the Beattie House” said Hammond, Senior Principal with Colliers International South Carolina. “We were very pleased to use a mixture of old-school networking and modern marketing techniques to build upon the local interest in the property and find the right user for this Greenville landmark.”
The Beattie House was constructed by Fountain Fox Beattie in 1834. Members of the Beattie family lived in the house until the mid-1940s, when the City of Greenville acquired the house. It then served as the meeting place for the Greenville Woman’s Club from 1949 to 2014. The property is in the East Park Avenue Historic District in downtown Greenville and is listed on the National Register of Historic Places. The new owners have entered a Historic Preservation Easement, which was recorded at closing to ensure the house is rehabilitated and maintained in accordance with the Secretary of Interior Standards.
