Davis Commercial Development and Colliers International broke ground on Cypress Preserve Logistics Center. The property is located between I-45 and Hardy Tollway just north of FM 1960. The 31.9-acre, Class A industrial park will feature two state of the art cross-dock distribution buildings with suites available from 64,500 to 258,000 square feet. Additionally the development will include two tilt-wall grade-level, single tenant buildings at 16,500 and 25,000 square feet. The buildings will deliver in October 2019. The cross-dock buildings will feature 32’ clear heights, 165 trailer spaces and build to suit office space. The two single tenant tilt-wall buildings will feature 24’ clear height, ESFR sprinkler system and custom office finishes.
“Colliers is thrilled to work on this project with the experienced development team at Davis Commercial Development. Cypress Preserve is the northern-most Houston industrial development with the closest access to The Woodlands and other growth areas of the Houston market. We are confident that our location and building quality, coupled with our local ownership and decision-making, will attract tenants seeking an optimal distribution location in north Houston.” said Walker Barnett, SIOR director of Colliers International | Houston.
The leasing team includes Walker Barnett and Ryan Byrd of Colliers International. This team has 25 years of combined experience and has closed transactions totaling in excess of $1 billion in aggregate value during their careers. The development will be delivered in one phase.
“I am very pleased with this new development in North Houston. We are diligently working with our team members to develop/build/lease this institutional quality industrial park with great freeway access via two major Houston arteries, I-45 and Hardy Tollway. This park allows logistics firms delivery options based on “real-time” Houston traffic flows due to dual freeway access; in the heart of a major growth corridor for the region.” said Jeff Stringer of Davis Commercial Development.
“We are developing this institutional industrial park in the North Submarket in order to provide tenants with access to many nearby amenities, great freeway access to the entire Houston market as well as Bush International Airport, The Woodlands and other north Houston neighborhoods, retail centers and restaurants. Our tenants expect state of the art buildings with plenty of trailer parking, which we have, but local amenities near their facilities is much more of a challenge in Houston and we are able to check that box with this project.” said Jeff Davis of Davis Commercial Development.
The property will attract tenants from 64,500 square feet to 258,000 square feet seeking a competitive advantage with close proximity to The Woodlands, north Houston, and logistics routes from Dallas. The Freeport Exemption and Free Trade Zone will allow tenants to better manage inventory tax expense.
