Modern Bulk Sale Leaseback closed by Colliers International

Mount Comfort Building 115
Colliers International has closed the sale of Mount Comfort Building 115, located at 7284 West 200 North in Greenfield, IN. The property is an existing 200,000-square foot modern bulk facility which will be expanded to 386,000 square feet.

Alex Cantu, Brian Zurawski and Alex Davenport with Colliers International of Indianapolis facilitated the transaction on behalf of the seller, Brybelly. The asset was purchased by Exeter Property Group, a real estate investment management firm focused on industrial properties across North America and Europe.

The Property, originally developed in 2016, sits on 26.29 acres within the Alliance Interstate Park in the desirable Mt. Comfort area just east of Indianapolis. It is 100% leased to Brybelly Holdings, Inc., a drop ship provider and wholesale company serving a diverse range of industries. Upon completion of the building expansion, Brybelly will commence a new 10-year triple net lease for the entire 386,000 square foot facility.

Exeter Property Group is headquartered in Conshohocken, PA. The Mount Comfort Building 115 acquisition brings Exeter’s Indianapolis market holdings to over 11.2M square feet, the second largest owner of Industrial real estate in the market.

Brian Zurawski

My core strengths are site selection analysis & advisory services, working collaboratively with corporate real estate heads, local/state economic development officials, and incentive procurement advisors. I conduct in-depth due diligence & analysis on key factors required by Fortune 500 companies to make sound decisions regarding multi-million dollar manufacturing / distribution facilities – location, number of facilities required, size, & operational requirements. I’ve worked on projects throughout the U.S. and in Mexico, Canada, Asia, Europe, Australia, and Africa.

In addition to brokerage, I contribute to the firm in various leadership roles. Currently, I serve as Co-Market Leader for the Indianapolis office, overseeing the firm’s strategic initiatives and key business units. Alex Davenport

Alex Davenport specializes in capital markets advisory services and the acquisition and disposition of investment properties, with a particular focus on the private capital sector. On the firm’s Capital Markets team, Alex controls property and financial analysis, overall transaction evaluation and leads the preparation of marketing materials. Since joining in 2016, he has been involved in executing over $500 million in transaction volume encompassing over 8 million square feet of industrial, office and retail product throughout the Midwest. 

Prior to joining Colliers, Alex worked as a Business Development Analyst for LoadDelivered Logistics, a logistics service provider out of Chicago, IL. There he was project lead to conduct research and develop an analytical profile system to improve lead generation and streamline customer acquisition. 

Alex is a graduate of Indiana University and holds a bachelor’s degree in Economics with a minor in Entrepreneurship & Small Business Management from IU’s Kelley School of Business.  At IU, he was active in his fraternity, Sigma Chi, coordinating special events and philanthropic activities – driving these events gave Alex beneficial insight and an appreciation of the critical start-to-finish details required for a successful outcome.
