Building totaling 285,948 square feet still under construction, occupancy slated for the fall
LOS ANGELES, CA – August 28, 2017 – In another transaction that underscores the unyielding demand for newly built logistics facilities in Southern California, MCS Industries has leased a 285,948-square-foot building within the Prologis Redlands Distribution Center a full four months prior to completion of the structure, Colliers International has reported. Value of the lease was $7,122,642 with an initial term of five-years with options to extend.
Located at 9375 Alabama Street in the eastern Inland Empire municipality of Redlands, the 36-foot clear-height building is scheduled for completion and occupancy in the fall. Upon completion, it will offer a complete slate of state-of-the-art logistics components including cross-dock loading, drive-thru entry and exit doors for delivery vehicles, 70 dock-high loading doors, a flex power plant up to 4,000 amps, a secured concrete truck court, ESFR-certified sprinklers and 1,665 square feet of flex office space. Parking for 179 automobiles for employees will be included when the LEED-certified structure is completed.
MCS Industries, which is the leading supplier of picture frames, mirrors, clocks, collectibles, photo storage and wall décor to retailers in North America, was represented by Colliers Senior Executive Vice President Clyde Stauff and Associate Jace Gan, both based in the brokerage firm’s Irvine offices. The firm is relocating from Rancho Cucamonga. Prologis represented itself.
“MCS Industries has had phenomenal growth in recent years and required a larger, state-of-the-art logistics facility from which it could ship its products to retail customers in a more timely and efficient manner, especially as the growth of web-based buying has fueled the need for ever-faster delivery times for wholesalers and retailers alike,” said Stauff. “The challenge we faced was finding a suitable location in a relatively close-in market like Redlands that has a less than 1% vacancy factor.”
According to Colliers’ Gan, factors that convinced MCS Industries to lease this particular facility was its central location with immediate access to air, ground and sea transit hubs, including Ontario International Airport, the nearby confluence of the San Bernardino (I-10), Foothill (SR 210), and Ontario (I-15) freeways, and direct access to the twin ports of Los Angeles and Long Beach.
It was an ideal location for the company, which counts among its largest retail partners such national-brand retailers as Walmart, Home Depot, Michaels, Bed Bath & Beyond, Target and Lowes, Gan noted. In fact, many of those same national retail chains, plus others like Amazon, Kimberly Clark and BMW, all have logistics facilities within neighboring industrial parks.
“They are in very good company,” added Gan, “in an ideal central location that could not have been duplicated in any other Inland Empire marketplace.”
