Colliers International negotiates lease for Illegal Pete's Restaurant and Bar on Mill Avenue

Colorado-based company to open first Valley restaurant in Tempe

Phoenix, February 20, 2018 –  Illegal Pete’s, a Colorado-based fast casual Mexican restaurant and bar concept, leased 3,672 square feet at 525 S. Mill Avenue in Tempe, Arizona. The company will open its first Metro Phoenix restaurant in the space formerly occupied by My Big Fat Greek Restaurant.

Daniel Ortega and Nick Ault of Colliers International in Greater Phoenix represented Illegal Pete’s in the lease negotiations. The city of Tempe owns the property.

Illegal Pete’s was started 23 years ago by Pete Turner in Boulder, Colorado. The restaurant features fast, healthy food with a vibrant cultural atmosphere and a full bar with craft beer on tap. In addition to being a restaurant and bar, each Illegal Pete’s location also serves as a music venue and hangout. This marks the company’s second restaurant in Arizona, the first being in Tucson, which opened in 2015. Other Illegal Pete’s locations are found in Denver, Boulder and Fort Collins, Colorado.

“We’ve wanted to come to Tempe for a few years,” said Turner. “We’re so excited to be part of this community in the heart of Mill Avenue, sharing the courtyard with the original Harkins Theater.”

Illegal Pete’s mission with each new location is to support the surrounding community with fundraisers for local schools, sports teams, artists and musicians. Devoted to local and national music scenes, Illegal Pete’s co-founded the popular summer festival Dusk Music Festival in Tucson.

Like all the others, the new Tempe location will host Illegal Pete’s Starving Artists Program, through which the company provides meals to traveling bands and musicians. Often these artists will perform an impromptu set at the restaurant in exchange. 

“This very unique restaurant is ideally suited for the Mill Avenue community,” said Ortega, vice president with Colliers. “Renovations of the space will include an indoor/outdoor stage area and expanded patio seating. Illegal Pete’s offers a fun destination that offers creatively inspired food in an energetic environment that fosters the camaraderie you would want near a college campus.” 

Illegal Pete’s will offer breakfast, lunch and dinner, as well as late-night service and happy hour daily from 3 p.m. to 8 p.m.  Plans call for the new restaurant to open in time for arrival of ASU’s fall semester students.
