Colliers International in Arizona adds Environmental and Building Due Diligence Services

Lee Morris, registered geologist and environmental consulting expert, joins Colliers

Phoenix, March 6, 2019 – Colliers International in Arizona is expanding its client services to include Environmental and Building Due Diligence Services. The new offerings will be available to property management, landlord and investor clients of the company as part of Colliers’ full-service approach to commercial real estate.

“Environmental assessments are an integral part of commercial real estate transactions, especially in the case of investment sales and debt and equity placements,” said Bob Mulhern, senior managing director of Colliers International in Arizona. “Our investor and landlord clients, as well as property management customers, are committed to ensuring properties are free from hazards and provide healthy environments. This new specialty group at Colliers will provide a full range of consulting and due diligence services, offering a streamlined approach.”

The new group will offer exceptional environmental and third-party expertise to a variety of commercial real estate clients. They will work with investors, developers, legal counsel, property managers and commercial real estate brokerage professionals to provide comprehensive evaluation that is customized to each property. The areas covered will include:

  • Environmental site assessments 
  • Regulatory compliance audits and permits
  • Environmental document peer review
  • Waste characterization and identification
  • Soil and groundwater contamination studies
  • Remediation plans
  • Hazard assessments for a variety of materials such as asbestos, lead paint and mercury
  • Air quality monitoring

In addition, the group will be assisting with procurement and monitoring of services, such as ALTA surveys, traffic studies, civil engineering and land planning.

These new services will be offered nationwide to Colliers clients through the company’s commercial real estate professionals. Lee Morris, a registered geologist and expert in environmental consulting, will be the first professional within the group and others will be added as the practice expands.

Through my knowledge and understanding of the deal environment, I work to boost collaboration, reduce disruptions to project momentum, create efficiencies, lower costs and preserve profits.

As an Arizona-registered geologist, I have more than 30 years’ experience as a geologist and senior manager, providing technical and managerial support on a wide variety of multi-disciplinary environmental and natural resource projects.

Since 1993, I have provided environmental consulting services for land development and real estate transactions. Services include project management, regulatory liaison, Phase I and II due diligence environmental site assessments, soil and groundwater remediation, environmental building audits, and third-party oversight and review of soil, soil vapor, groundwater and surface water assessments.

My extensive background includes state government program management, in-house private-sector environmental and natural resources services, and consulting practice leadership, including principal geologist and regional division manager for Ninyo & Moore. I served as senior project manager for Burgess & Niple, Allen, Stephenson & Associates, and Huntingdon Engineering & Environmental; and senior managing consultant for Navigant Consulting.

My primary focus is to serve as a trusted resource for Colliers professionals, their clients and partners, including property owners and managers, investors, mergers & acquisitions professionals, financial institutions, legal counsel and non-profit organizations. Property types served include land, office, industrial, retail and multifamily.

Through an understanding and analysis of the business objectives of clients and their representatives, I advise on appropriate scopes of work, deal structure as it relates to environmental matters, and pricing. I resolve complex technical issues in timely and cost-effective ways and provide guidance to push deals to closing, while protecting my clients’ long-term interests.

Comprehensive services include environmental and financial due diligence, soil and groundwater remediation, asbestos consulting, building hazards assessments, coordinating third-party services, and collaborating with legal counsel as needed.

With 30 years of experience in the environmental services industry, I have actively provided environmental due diligence expertise in support of commercial real estate and mergers & acquisitions across the United States. I bring a unique blend of management and relationship development skills to a technical industry.

My extensive expertise includes managing Phase I and II environmental site assessments, soil and groundwater remediation, environmental compliance audits, asbestos surveying and reporting, property condition surveys, geotechnical and materials testing, ALTA surveys, regulatory representation, and financial due diligence.

Previously, I was a principal and leader of the Southwest region for Liesch Companies, a national full-service environmental consulting and engineering firm. I led the national business development efforts and was responsible for the administration and profitable operational of the regional office.

I co-founded the Business Development Guild, which focuses on building a bridge between business development and operations professionals through education, collaboration and training.
