At approximately 141,000 square feet, Northeast Atlanta had its strongest quarter of absorption since the end of last year in Q4. Crawford & Company’s move into its new headquarters space at 5335 Triangle Parkway was the largest occupancy to take place.
The Peachtree Corners area of the submarket has seen the most activity this year accounting for all of the positive absorption.
Despite the strong quarter, Northeast Atlanta’s office vacancy rate remains the highest among Atlanta’s major office submarkets. It is hoped some of the more recent leasing volume will help steadily decrease the overall amount of vacant space in the submarket over the next year, but a couple of large move-outs from NCR and Westrock are due to hit the submarket sometime this year.
Northeast Atlanta is beginning to see more demand come its way, however, the submarket still struggles to attract attention away from Atlanta’s closer-in office submarkets.
