The overall market vacancy rate ended the year at 18.8%, down slightly from the year-end 2010 rate of 19.2%. In total, the market recognized over 850,000 square feet of positive absorption, with 600,000 of this coming in the downtown Boston submarkets. Although the recovery has occurred at a more gradual pace than most market observers would like, there are some bright spots and select submarkets are beginning to report rental rate increases.
