The U.S. multifamily sector shows signs of peaking during the current cycle, but the fundamentals remain strong indicating that the asset class still has room to run. After recording annual rent growth in the four to five percent range for a number of years, the rate of increases began to decline during 2017. At mid-year, the year-over-year gain was 3.6 percent and by the end of the year, rents posted an annual gain of 2.6 percent. This rate of increase is still in line with the historical average.
