University Ridge Leads Retail Renaissance

The University Ridge Redevelopment
South of Falls Park on the Reedy, at the corner of South Church Street and University Ridge, is the 37-acre University Ridge redevelopment opportunity that will catalyze growth in the West End. The West End of Greenville is gaining momentum from its high residential density, proximity to major employers and existing historic, cultural and entertainment anchors.
The University Ridge redevelopment site is currently home to the County government administrative office facilities. According to the project’s website, Greenville County is offering the site for redevelopment into a high density, urban use with walkability, connectivity and public gathering spaces that will positively impact the community. Within a two-mile radius of the site are 37,500 residents ranging mostly from 20 to 64 years of age. The future use of University Ridge will need to cater to the existing residents and the expected growth of new residents in the area with the development of new multi-family units and single-family housing. Since 2014, 1,366 apartment units have delivered in the immediate area. There are currently more than 1,000 units under construction with nearly 480 units planned that are expected to add approximately 3,000 people to the area, not including the residents that will fill nearby single-family developments.
The location affords residents access to the Central Business District and several of the region’s major employers such as the City of Greenville, TD Bank, Windstream and Human Technologies. Also nearby are Bon Secours St. Francis Health System which employees nearly 4,000 people, Greenville County, which employees 1,914 people and three Greenville County Schools: Lifelong Learning at the Sullivan Center, Greenville High School and AJ Whittenberg Elementary School.
