  • Texas Roadhouse is heading to Twin Falls and will be located next to Olive Garden on Pole Line Road.
  • Planet Fitness hosted a grand opening in late November at the old Hancock Fabrics property on Fillmore Street. 
  • Asking rates remained steady across all segments of the market. Expect this trend to continue as we move into 2020. More product needs to come online before we start to see a change in asking rates. 
  • Idaho’s first opportunity zone fund project is slated to begin construction in spring 2020. The mixed-use development will consist of 18,000 square feet of office and restaurant space in Downtown Twin Falls. It will also consist of 40 residential units.

  • Al’s Sporting Goods recently announced they will open a new 30,000-square-foot location in Idaho Falls, filling the former Toys “R” Us. It is expected to bring 75-95 new jobs and open in September 2020.
  • Vacancy rates remained fairly stable across all property sectors in each county.
  • The retail sector remains especially tight at just under 5%. If you take out big box space, as most retail tenants do not require 100,000 square-feet, vacancy rates fall to 1.5%.
