Vacancy remains virtually unchanged since Q2 2018 across the Portland region. The largest decrease in vacancy from Q1 2019 was in Clark County, which saw 110 basis-points of decreased vacancy and 278K SF of positive net absorption, bringing their vacancy to two percent. Rental rates continue to rise and have reached $0.687 on a NNN blended, monthly basis, which is a $0.054 increase from Q2 2018. Most of the construction pipeline is slated for Marion County projects. Investment sales activity remained strong this quarter as lower occupancy projects continued to trade at incredibly low cap rates.
