Industrial product across the Portland metro area displayed strong market fundamentals in Q1 2020. This is particularly true in Clark County where total vacancy dropped 50 basis-points and net absorption surpassed 125,000 SF, greater than any other submarket cluster. Warehouse/distribution uses in the Near Northeast submarkets saw nearly 90,000 SF of net absorption, although total vacancy increased 50 basis-points with the arrival of Blue Lake Corporate Park, Building B. Rental rates throughout the market remained stable across all product types, jumping $0.03 NNN per month for flex product.
