Rapidly rising rental rates, low vacancy rates, and robust tenant demand have given developers across the Sacramento region the confidence to build large warehouse and distribution buildings on a speculative basis. The industrial market vacancy rate increased in the fourth quarter due to a significant amount of new speculative development hitting the market. However, this wave of new spec development will begin to be absorbed in the first half of 2020 and should be mostly leased up by the end of the year due to sustained tenant demand and new tenants entering the market.
