The Utah County industrial market absorbed 48,357 square feet of space in the first quarter of 2019 —21.11 percent more than the first quarter of 2018. Vacancy rates increased in the first quarter by 0.04 basis points since the previous quarter and 0.41 basis points since this same time last year (now at 2.44 percent). Industrial vacancy is close to the lowest level it has been in ten years, leaving a lack of functional space on the market. Developers are responding with more speculative space, limited by increased construction costs and uncertainty about the economic future.
