Walter Menuet has over 30 years of experience in commercial real estate in Houston and the surrounding areas. Walter focuses primarily on industrial real estate sale and lease transactions involving warehouses, manufacturing facilities, and land.
Walter is a 25-year veteran of the Vantage Companies, a Dallas based developer of commercial real estate. During this time, Vantage developed over 10 million square feet of industrial properties in Houston, on which Walter served as the in-house leasing and sales broker.
Walter’s primary responsibilities at Vantage were leasing and disposition of Vantage developments as well as a portfolio of third party owned properties in the Houston area. Notable third party landlord clients included DCT Industrial, Principal, Mountain West Industrial Properties, The Carson Companies, DDR, The Meritex Companies, Core Real Estate, CMC Commercial Realty Group and American Industrial Properties. During his tenure with Vantage, Walter closed over 500 transactions in approximately 10 million square feet of space with total transaction values of approximately $300 million.
Walter made the move to Colliers International | Houston in 2012 and has continued as an Industrial Specialist serving the needs of landlords, tenants, buyers, and sellers. Notable clients served in seven years with Colliers include Liberty Property Trust, Prologis, Crow Holdings, Inc., Mountain West Industrial Properties, The Meritex Companies, Industry Capital, Berkeley Capital, CUNA Mutual, ML Realty Partners, and The Fort Worth Foundation.
In seven years at Colliers, Walter has closed over 7 million square feet of transactions with an aggregate value of over $200 million.
Walter has won the CoStar Power Broker award numerous times for leasing transaction volume and has been named an industrial brokerage Heavy Hitter by the Houston Business Journal. In 2017, Walter was on the landlord team for the NAIOP Industrial Deal of the Year and was named to Colliers’ Everest Club as a national top 10% producer.

Judy Garza Beebe

Judy has over ten years of commercial real estate business development experience. She is a member of the Industrial and Land Group for Colliers. Her area of expertise includes contract/lease administration, developing and maintaining a staged marketing program for listing assignments, property listing pitches, website development, company events, press releases, brand exposure through social media programs, proposals and agreements, tenant/buyer site tour coordination, marketing initiatives, and tracking deals.
Throughout her career at Colliers, she has also worked in the Retail, Office, and Investment divisions.
Prior to joining Colliers in 2005, Judy had five years of professional administrative experience specializing in patent law, production, and land administration departments for El Paso and Shell Oil Company.
Director of Market Research | Houston
Lisa joined Colliers in 2010 as Director of Market Research bringing 26 years of commercial real estate experience to the firm. Lisa initiates proactive market research projects to further the business goals of the company. She writes and prepares 29 market reports annually which include quarterly reports on Houston’s retail, office, industrial and healthcare properties. Further, she prepares statistical ownership reports for various clients as well as an annual Houston Economic Overview. Lisa also creates PowerPoint market presentations, trade journal articles, and other marketing materials in support of the company's business endeavors. She works with senior management in planning the company's marketing strategy and public relations support for local and national conferences, luncheon meetings, recruitment programs, and special events. Lisa works closely with the company's brokers to develop effective custom market research material specific to both existing and potential clients.
Lisa serves on the Colliers International Editorial Board, the Colliers International U.S. Research Council, is a Colliers Center of Excellence team member and is a recipient of the Colliers International Researcher of the Year Award.
Director, Financial Analytics | Houston
Bringing 30 years of experience in commercial real estate, Marilynne joined Colliers in 2018 to provide financial analysis to the company’s leasing and investment sales teams for all types of assets. Prior to joining Colliers, she specialized in advising companies regarding their commercial real estate requirements or investments, including the following types of financial analysis:
