Professional Summary

As President of Colliers International's Southeast Region | US Brokerage, Ryan is responsible for an area consisting of 30 offices in the Southeast and parts of the Midwest. He is responsible for a team of more than 875 personnel including 475+ brokers, 15 Market Leader managers, and 350 employees including a large support team of Marketing, GIS/Research and Market Analytics, Digital Marketing, and Core Marketing personnel. The brokerage teams Ryan is responsible for comprise leasing (landlord and tenant representation) and sale specialists in the areas of office, medical, retail, industrial, land, investment sales, debt/equity mortgage banking, and specialty disciplines, such as multifamily, student housing, hotels, marinas/golf, manufactured housing, tax credit housing, education, and seniors housing. He is the executive sponsor and liaison for Colliers’ Tenant Advisory Council (TAC), an 80-broker team of elite office tenant rep brokers throughout the country. 

Ryan is a member of the Colliers US Executive Leadership Team. He works closely with the leadership counterparts in property management and valuation on new business development and client retention initiatives

Accomplishments

Prior to Colliers International, Ryan was Assistant Vice President at NorthMarq Real Estate Services (now Cushman & Wakefield) in Minneapolis. He began as an investment Sales broker, later transitioning to a supervisory role while growing the Investment Sales team into new, geographic markets. Ryan was responsible for improving operations and marketing.

Ryan oversaw the GIS/Market Analytics team and served as liaison between the brokerage and capital markets groups.

In an effort to anticipate and respond to opportunities in the area of distressed real estate, Ryan helped found and coordinate the special asset services collaborative cross-company national effort, which included providing real estate services geared toward special servicers, banks, and other lending institutions.

Additionally, he was integrally involved in corporate strategy formulation at NorthMarq, helping assess and plan the future direction of the firm alongside the leadership team.

Prior to NorthMarq, Ryan was a project manager at American Express Financial Advisors’ corporate headquarters focusing on operational design and efficiency.

Challenges Remain as Activity Begins to Return
Throughout the third quarter of 2020, the effects of the economic challenges attributed to COVID-19 continued to impact the Central Florida office market. Like the previous quarter, overall leasing activity within the market remained below average, however, pockets of activity are beginning to return, especially in the suburban markets. Recently completed lease transactions increased by 16.2% from the previous quarter, with the total square footage of those transactions up over 30%. As the pandemic continues, nearly all businesses continue to assess their current and future space utilization plans putting potentially additional pressure on market vacancy. In some cases, occupiers will look to sublease their space as either a short-term reactionary approach or long-term strategy with the hopes and ability to further experiment with flexible or work-from-home employee plans.

Increasing Activity Leading the Way Forward
Across nearly all sectors of the Central Florida Industrial market, strong activity continued throughout the third quarter. Leasing, absorption, and investment activity all experienced a noticeable uptick that is expected to continue well into the fourth quarter.
