Christian Oldenburg is a dynamic commercial real estate executive with 15 years of experience and total transaction involvement in excess of $1 billion. As the Managing Director of Colliers International Northeast Florida, Christian is responsible for all aspects of Colliers’ operations in the North Florida region, with a focus on financial management, development of human capital and new business generation. Christian leads a team of 30 brokers and 15 support staff who are focused on advising clients who wish to sell, purchase or lease retail, office, medical, industrial, land and multifamily assets. Christian also collaborates with the firm’s Real Estate Management Services and Valuation and Advisory divisions on identifying and sourcing new business opportunities.

Christian’s real estate career began with Northmarq Capital as an Investment Analyst, a role in which he assisted in placing more than $350 million in debt and equity financing. He further developed his career with Regency Centers, where he held multiple financial and operational roles over his ten-year tenure culminating as Vice President of National Property Operations. Most recently Christian served as Senior Vice President of Block One Ventures – the real estate investment arm of a significant local family office. In that role, he oversaw all aspects of the company’s operations with a focus on ground-up development and asset management of land and multifamily assets valued around $300 million.

Prior to joining Colliers International Northeast Florida, I was a Director for Franklin Street Retail Services. In that role, I helped oversee a portfolio of more than 3.1 million square feet for national and regional clients.  I also specialized in Tenant Representation; retailers represented include Dollar Tree, Brixx Pizza, Scout & Molly, Grabbagreen, Honeybaked Ham, Cato Fashions, Pure Barre, Save A Lot, Tijuana Flats, Great Clips, Smoothie King, Hurricane Grill & Wings, Newks Express Cafe, Jimmy Johns Gourmet Sandwiches, Hibbett Sporting Goods, Panda Express, Retro Fitness & Phenix Salon among others. I am a former International Council of Shopping Centers Jacksonville Next Generation program Chair, and have now assumed the role of State Chair for the Next Gen program for 2018/19.  

 

I most recently served as a North Florida market Partner and Senior Leasing Advisor for The Shopping Center Group, where I  managed 40 properties totaling more than 7.5 million square feet of retail space.  I have  over 12 years’ experience in landlord representation and lease negotiations in retail services to grow Colliers International
Northeast Florida’s landlord services. I specialize in neighborhood shopping centers, ground-up, mix-use retail, grocery-anchored and redevelopment projects through a meticulous understanding of the surrounding trade areas giving landlords analysis of the voids within the submarket to attract new retailers.


 

My current brokerage practice is focused on corporate services, providing real estate consultation to public and private entities. One of my largest accounts is the local transportation entity, the Jacksonville Transportation Authority. I manage both their surplus disposition efforts and their acquisition strategy. Their portfolio is valued at over $30 million. I provide a wide range of services, including but not limited to property sales, property acquisition, market analysis, lease analysis, government affairs and general market intelligence. I am frequently involved with executive level discussions and interact with their Board regularly. Additionally, I represent the St. Vincent’s Hospital Ministry for Ascension Health here locally. I manage dispositions, acquisitions and their income and expense leasing activities. My largest national account is Torchmark/Liberty National. I work with their Director of Real Estate to identify new office space for their insurance brokers across the country.

I am a native born JacksonvillIian. I attended Stanton College Preparatory School before graduating from Florida State University in 1997 with a B.S. in Political Science. After school, I moved to Washington, D.C. to begin a career in politics. After stops in multiple Congressional offices, the Republican National Committee, FEMA and a government affairs firm, I was given the opportunity to begin a career in real estate back home in Jacksonville in 2005. Working for a small development firm, we  developed 50,000+ square feet of Class A  office condominiums throughout Northeast Florida. I was the lead on bank and investor negotiations for investment capital and loan arrangements.

I was called to duty once more in D.C., taking a position as Executive Director of the U.S. Chamber of Commerce Political Affairs Department from January 2012 until October 2014. I managed the program’s voter education campaigns and political intelligence gathering.

Seda is an Industrial Specialist with expertise in leasing, including landlord and tenant representation. Seda's strengths include the organization and persistence required to close complicated assignments on behalf of her clients. 

As a licensed Broker and member of the  North Florida Multifamily Investment and Land Services Team, I bring a client focused, value-add approach designed to exceed client expectations.

In this capacity, I am involved  in all aspects of the deal process including client engagement, asset valuation/underwriting, financial modeling, market research, due diligence, property tours and facilitation of client communication. My goal is growing the Multifamily Investment Sales Platform and the Team’s market presence by providing first class services in Jacksonville and tertiary markets throughout  North Florida.

As a Jacksonville resident for over 20 years, I have seen Northeast Florida grow substantially. Working in the real estate industry provides me with an opportunity to assist in that growth. For over 10 years I have assisted owners, investors and developers with the acquisition and disposition of real property.
